Study On Performance Evaluation And Optimization Strategy Of Commercial Service Facilities Configuration Around Residential Rail Transit Station

The construction of urban rail transit will not only promote the flow of population,bu t also affect the surrounding land use and the configuration of public service facilities.Taking the commercial service facilities in the station area as an example,the construction of rail transit will undoubtedly bring greater development potential to it.Residential rail transit stations,as the most extensive type of stations based on the surrounding land use,are closely related to people’s lives.However,the domestic research on the configuration of commercial service facilities around residential stations is still in its infancy.How to find out the deficiencies of the current commercial service facilities at all levels from a systematic perspective and propose targeted strategies to improve the configuration level of commercial service facilities in the station area has become one of the imperative research directions.In this paper,firstly,the relevant theories and domestic and foreign research summary on the commercial service facilities around residential stations are interpreted,and the definition of residential rail transit stations,the research scope and the elements of commercial service facilities configuration evaluation are clarified.By studying domestic and foreign residential station construction examples,the advanced experience of commercial service facilities configuration is summarized.Based on the study of the basic elements of commercial service facilities around residential stations,the general idea of evaluating the allocation of commercial service facilities and the principles of constructing the evaluation system are established.Then,in the paper,four different residential stations in Hefei are taken as empirical cases,various methods such as questionnaire survey,field investigation and data analysis are used to complete the performance evaluation of commercial service facilities around the stations.By comparing the evaluation results,this paper summarizes the existing problems and influencing factors of commercial service facilities configuration around residential stations in Hefei.Finally,from the specific strategy of optimizing the configuration of commercial service facilities around residential sites in Hefei,four optimization principles including humanization and fairness,intensive and efficient,priority of living circle,and open sharing are put forward.Strategies of strengthening the of business allocation are put forward from respecting the needs of the population,consumption characteristics and considering the relevance of facilities;Strategies of optimizing the spatial layout are put forward from the aspects of achieving hierarchical layout of facilities,compound land use and enhancing the balance and accessibility of facilities distribution;Strategies of improving supporting facilities are put forward from the aspects of supplementing and developing parking and rest facilities of commercial service facilities;Strategies of improving environmental quality are put forward through two aspects: optimization of architectural style and improvement of walking environment;Strategies of innovative planning and operation are put forward from the aspects of enhancing the guiding role of planning,innovating the cooperation management platform,and activating the vitality of facilities by combining the network.The five strategies proposed in this paper include three aspects: implementation strategy,design guidance and node design demonstration,which are transferred from theory to practice to prove their feasibility.At the same time,this paper also provides a specific path for the implementation of optimization strategies,and provides empirical reference for the construction of residential stations in Hefei and other cities.
