Research On Selection Of Construction Suppliers For Product Line Standardized Residential Projects

In recent years,under the guidance of the central government’s "housing and not speculating" spirit,my country’s real estate market macro-control has continued.Competition in the real estate industry continues to intensify,land and construction costs continue to rise,industry profit margins are gradually decreasing,and real estate development has entered a stage of hard competition.Based on the trend of residential industrialization,real estate companies followed the standardized,industrialized,and large-scale production methods of the manufacturing industry,and used the standardization of residential project product lines to achieve high-speed turnover of project development and scale economies of the enterprise.The construction supplier,as the real implementer of engineering construction in the real estate industry chain.It can be said that the quality of the supplier directly determines the progress,quality,cost,and final delivery quality of the project.For this reason,under the situation of rapid expansion of the industry scale and shortage of production factors such as high-quality suppliers,real estate companies want to make good use of product line standardization to achieve high-speed turnover of residential project development,and ensure the quality of the project and reasonable control of costs,the choice of construction suppliers is particularly important.This article will use literature review method,theoretical induction method,qualitative and quantitative combination method and case empirical method,etc.,first analyzing the theories of product line standardization,fast turnover,supplier selection,etc.,establish a theoretical system,and summarize the domestic and foreign research literature related to supplier selection;then,based on the product positioning and configuration standards of the product line standardization residential project,using bidding planning to identify the needs of suppliers,taking general contracting as an example to establish an evaluation index system;after that,using the network analytic hierarchy process(ANP)to build an evaluation decision model for supplier selection;finally,a realistic case is used to verify the practicability of the model.In general,it is hoped that through the research on the selection of construction suppliers for product line standardization residential projects,the scientific decision-making ability of construction supplier selection will be further improved,so as to strengthen supply chain integration,consolidate the results of the product line standardization and rapid turnover development model,and promote the real estate industry developed soundly.
