Recently, there is swift evolution of global population and massive needs for sustainable green development to curb the CO2emissions and green house effects.Prefabricated Construction trends in Architecture engineering and construction industry to compliment the prevailing problems of conventional constructions.Prefabricated constructions despite its many advances is subjected to short coming of in effective and in adequate management.Lack of information and information flow among stake hinders is major drawback in the life cycle management of prefabricated constructions. This study investigates the application of Building Information Modelling,in the life cycle management of prefabricated construction.Reviews on literatures relating to Life cycle management(LCM),building information modelling BIM,Prefabricated constructions and a general overview of BIM is presented in this study. The study further summarizes the objectives, shortcomings, challenges with a general review of the literatures on life cycle management of prefabricated constructions.Hence,it is necessary to propose new method or improve an existing method to solve the actual problems as reviewed from existing and related literatures. The research methodology is to simulate and analyse the whole 5D BIM focusing on modelling effort,inter-operability,information output and limitation with a hands-on approach which are divided into 4 stage frameworks.to evaluate the current dimensions of BIM adoption for management of prefabricated buildings is presented. The efforts to evaluate BIM adoption for each stage of prefabricated construction is analysed. The methodology of this research is divided into four main steps, including literature study, tool selection,3D to 5D BIM development, pilot study with illustrative examples and case study analysis. The study Develops a conceptual framework for cost estimation based on BIM,time liners schedules and quantity take offs were illustrated in this study.Analysis and evaluation of the application of BIM 5D in the management of prefabricated constructions were postulated in this study. The results and outputs of the pilot study was utilised to propose a cost estimate for prefabricated constructed projects based on 5D BIM.The last part of the study contains recommendations, conclusions, discursions and summary of the research.Recommendations and gaps for future work and researches were suggested in the study.
