Research On Develop Mode Of Shared Office Space In Urban Residential Community

The home-work separation is one of the important reasons for urban traffic congestion in China.In order to achieve a balance between job and housing and ease traffic congestion,big cities need to form a new functional layout model urgently.The current urban transformation in the Internet era provides opportunities and conditions for the formation of new models: 1)The emergence of Shared office space has freed office workers from the constraints of fixed office space,making it possible that office can be settled into residential community;2)Urban distributed layout is an inevitable result of the development of information technology,which makes the residential community expected to become the basic spatial unit of occupation and residence.Following the above-mentioned changes,the concept of "Shared office spaces in urban residential community"(SOSIURC)is proposed on the basis of relevant theoretical research and practical case analysis at home and abroad.Then this paper discusses the layout and location design methods of the SOSIURC from the three levels of city,community and building.Finally,taking Beijing as an example for empirical research.City level(Chapter 2): First,the relationship between the SOSIURC and the urban office space as a whole is clarified,and the research framework of the shared office spaces in urban residential community layout is determined.Then a community assessment standard was built.Based on literature analysis,the indicators of constructive communities(including: commuting cost,job-housing balance,function mix,population factors,community development,and industry aggregation)were selected,and the measurement standards were determined.The index weights were determined by expert scoring.In terms of specific operations,the method of using Arc GIS and city data(including: smart card data,POI data,traffic analysis plots)to conduct suitability assessment was clarified,and finally the spatial layout construction strategy was clarified.Community level(Chapter 3): By issuing 295 online survey questionnaires to obtain office workers’ s preferences;by analyzing the supporting public service space in the residential community,we can obtain the principle of reference location selection;by analyzing the shared office space located in residential community of domestic firsttier cities,and on-site investigation of 10 cases,and comprehensively obtained its current situation and the cause of site selection.Based on the above analysis results,the site selection method of the SOSIURC at the community level is constructed from five aspects: site selection principles,space scale determination,space operation methods,space acquisition methods and planning and design steps.Building level(Chapter 4): Field survey and analysis of the mainstream shared office in the market and the shared office located in the residential community,and the design commonalities and differences are obtained,and the questionnaire survey shows that the office workers share the community with the office space preference.Based on the above analysis results,a single-level design method for the SOSIURC is constructed from four aspects: functional design,design principles,space operation methods,and architectural design steps.Empirical research(Chapter 5): First,based on the Beijing location database constructed in this paper,and using Arc GIS to analyze the distribution of shared office and urban commuting,then it is verified that the location of shared office space is still concentrated in the city center,and Beijing has a separation of work and residence.Based on the three-tier layout design method of SOSIURC,the spatial layout in Beijing is analyzed and discussed,and the community with the highest score is selected for design practice.This thesis has insight into the changes in the times,with the goal of alleviating the separation of urban work and residence and promoting the distributed development of the city.It proposes and defines SOSIURC and related concepts.It summarizes a set of innovative layout design methods from three levels of research.Take Beijing as an example for empirical analysis.The research is groundbreaking and has a certain guiding significance for the practical application of the concept of community shared office.The research results can provide a new idea for balancing the land use pattern and functional layout of large cities,and provide a new path for the new office form of shared office space;by creating a space unit for residential and residential integration,we try to break the rigid and indifferent community Space and neighborhood relations promote the organic integration and harmonious development of communities;it is of great significance to the development of the entire city.
