| In recent years,with the continuous improvement of my country’s economic strength,the society’s demand for commercial housing is increasing,and the quality of commercial housing is directly related to the core interests of consumers.Although the state attaches great importance to the construction of a real estate project inspection system,the construction of real estate projects has the characteristics of long construction period,large project volume,and many concealed projects,which makes the project inspection formalized and it is difficult to achieve the expected inspection results.The unannounced inspection,as a raid inspection mode that does not issue notices,do not greet,do not listen to reports,do not require reception,does not disturb production,goes straight to the grassroots level,and goes directly to the site,helps to make up for the shortcomings of the existing project inspection mode.At present,there are relatively few domestic academic researches on the real estate project’s unannounced inspection and evaluation system,and there is no systematic and scientific unannounced inspection and evaluation system.Therefore,carrying out research on the real estate project’s unannounced inspection and evaluation system will help improve the level of real estate engineering construction management in my country.It has important research value and practical significance.This thesis aims to establish a real estate project flight inspection evaluation system.Based on the comparative analysis of the concepts and theories of real estate project inspection and flight inspection,the selection and determination of evaluation indicators are completed through the evaluation of construction site experts,using Analytic Hierarchy Process(AHP)Comprehensively construct a real estate project unannounced inspection evaluation model with grey relational analysis method,and rely on the general contracting project of Changning District A of Agile of Xi’an City to verify the actual application value of the evaluation model,and finally put forward real estate engineering unannounced inspection management countermeasures.The main research results are as follows:(1)Established a real estate project flight inspection index system On the basis of clarifying the scientific,systematic,and prominent principles of the flight inspection indicators for real estate projects,through the literature research method and the Delphi method,the flight inspection evaluation system has determined the actual measurement,quality risk,safety and civilization and management behavior.First-level indicators and 38 second-level indicators;through expert interviews and questionnaire surveys,indicators are screened,and a real estate project flight inspection evaluation indicator system is established.(2)Constructed a real estate project flight inspection evaluation model.The analytic hierarchy process and grey relational analysis method are used to comprehensively determine the weight of each indicator of the flight inspection evaluation.Through questionnaire survey and expert scoring to analyze the operability of evaluation indicators in actual projects,and optimize the weights,complete the construction of the real estate project flight inspection evaluation model,which provides guidance for the implementation and application of the flight inspection evaluation model in actual projects.(3)Taking the general contracting project of Changning District A of Agile of Xi’an City as an example,the analysis results show that after the implementation of the unannounced inspection system,various scores continue to rise,and the unannounced inspection evaluation system has a significant impact on the project Supervise the construction management of real estate projects.Finally,the countermeasures for management of unannounced inspections of real estate projects are put forward,which have important practical significance in improving the management level of unannounced inspections of projects,reducing the accident rate of housing construction projects,and improving the quality of houses. |
