The large-scale residential buildings built in the 1980 s and 1990 s in China have a high occupancy rate due to their location advantages.However,although these residential buildings have not yet reached their service life,the contradiction between their demand and the current situation is becoming increasingly prominent,which leads to the increasingly common indoor renovation and increasing number.In addition to the traditional spontaneous transformation of residents,batch transformation under the guidance of the government and enterprises has gradually become a hot spot.Since the 11 th five year plan,China has started to formulate relevant policies to promote the renewal of existing residential buildings,and pilot transformation projects and research projects have been continuously implemented.In addition,with the continuous development of the market,commercial transformation attracted by capital interests has also been increasing.With the deepening of the transformation,the number of batch transformation of existing residential buildings led by the government and enterprises is increasing.However,as the interior renovation is a multi-disciplinary collaborative work,the complexity is high,involving a large number of wall structure,pipeline equipment and other safety related renovation content,which is highly professional.Due to the lack of unified standard guidance and evaluation standards for the interior renovation of existing residential buildings,and the existing residential standards can not be applied to the existing renovation houses,the renovation standards are different,and the effects after the renovation are uneven.Therefore,this paper takes this as the starting point,understands the interior characteristics and needs of the existing residential buildings through real investigation,analyzes the transformation content,summarizes the transformation mode at the present stage,and combines with the mature evaluation standards at home and abroad,summarizes the key points of evaluation on the basis of the existing transformation mode,and puts forward some suggestions suitable for our country Aiming at the effect evaluation system of the existing residential buildings after the batch transformation,this paper aims to guide the batch transformation of residential buildings towards the direction of high quality.Firstly,through the comparison of mature building evaluation standards at home and abroad,and through the analysis of its system composition,evaluation content,evaluation process and evaluation results,six key points of evaluation establishment are summarized,including the necessity of evaluation establishment,evaluation basis,source of index items,index classification,scoring method and evaluation results,It is proposed that the post transformation evaluation should start with the transformation mode and combine with the characteristics of the transformation object.Therefore,through drawing specification investigation,household investigation and case investigation,this paper respectively understands the design features,residential demand and transformation means of existing residential buildings,and on this basis,combs the transformation contents and parts under the influence of demand and design,and summarizes the main transformation modes of indoor batch transformation of existing residential buildings in China as follows:(1)residential space reconstruction and expansion;(2)building equipment renewal and renovation;(3)physical environment improvement;(4)barrier-free renovation,which serve as the basis for the establishment of the evaluation system of this article.After defining the principles and methods of evaluation,starting from the evaluation content,this paper combs the related evaluation contents of the evaluation system at home and abroad in the second chapter,analyzes the frequency,and sums up the rudiment of the evaluation system for the effect of interior renovation of existing residential buildings.Then,through the correlation analysis of the evaluation system and the transformation mode,the evaluation items related to the interior transformation of the existing residential buildings in China are screened out.According to the characteristics of the interior transformation of the existing residential buildings,the index system is adjusted adaptively.Finally,it is determined from five aspects: Functional Space,Wall Structure,Pipeline Equipment,Physical Environment,Barrier Free,a three-level evaluation system.On this basis,referring to the domestic residential norms and evaluation standards,combined with the indoor characteristics of existing residential buildings,the index scoring rules are determined.Finally,AHP is used to determine the weight value of each index item,and the scoring method is determined.Then,based on Excel platform,visual basic language is used to develop and establish the auxiliary tool for the evaluation of the effect of the existing residential building interior transformation,and typical cases are selected for trial evaluation to prove the scientificity and operability of the evaluation tool.Based on the research of post evaluation theory of interior renovation under batch renovation,this paper not only improves the evaluation theory of existing residential building renovation in China,but also provides some reference for standardizing the behavior of interior batch renovation of existing residential buildings and making relevant decisions.
