Abstract/Summary:
As a basic project of real estate development, civil engineering is related to the overall cost, schedule and quality of the project. With the rapid increase of government tightening of macroeconomic policies and the degree of market competition, the real estate construction project profits has returned to normal society, and because the building materials prices and labor costs continue to rise and other reasons, led to the civil engineering project profit space is further compressed with the trend. Therefore, the cost control of real estate as an important field of civil engineering project management process, not only is the fundamental guarantee for the realization of the project’s profit maximization, and the project construction units and managers need urgent attention and focus on problem solving.This paper takes the Z company of real estate construction project as the research object, research method, analysis of the use of scientific literature analysis, data analysis and interview, analysis and comprehensive cost control as the starting point to the cost plan, earned value, complete the following work:(1) The present situation of the cost control system of the Z real estate company civil engineering project cost factors, clear classification, composition and influence of civil engineering projects, build a concise unearthed project cost control problems are analyzed;(2) put forward the overall cost control and the Earned Value Analysis of cost control process and ideas based on the Z real estate company and the civil engineering project cost control problems and put forward specific measures.(3) according to the results of the analysis, definite principle and object of cost control, cost plan.(4) Make B District real estate civil engineering project as the object of empirical analysis, forecast and estimate the cost overruns on the project cost, so as to form the motivation of the project cost control; through the implementation of decomposition of the project process, schedule and responsibilities related documentation project cost plan, select target in earned value analysis the deviation index was analyzed, and improvement measures, finally obtains the overall project cost control and effect evaluation.Through the research found that the real estate construction project cost control problems mainly exist in the cost budget, cost control system, cost fluctuation and the change of design and other aspects, through the implementation of cost analysis, cost plan, cost control earned value analysis and comprehensive means, can effectively control the project cost, to ensure project profit maximization. At the same time, the formation of the procedures and methods of scientific and effective and feasible to control the cost of promotion has important theoretical and practical significance of cost system of civil construction enterprise reform, accelerate the similar engineering project cost management.
