With the increasingly fierce competition in the real estate market,the cost control of real estate projects has become one of the decisive factors that determine the success or failure of the project and even real estate companies’ survival.The design cost of real estate projects generally only accounts for 2%-4% of the construction cost,but the impact on the construction cost can reach more than 75%.Therefore,for the real estate industry,how to improve the level of cost control in the design stage of real estate projects under the current competitive situation is an important issue facing real estate companies.Only by gradually improving and enhancing the existing real estate project cost control methods can they adapt to the new situation under survival and development requirements.This research takes cost control in the design phase of real estate projects as the research object.Based on the current research results,through the analysis and study of cost control in the design phase of specific real estate projects,the evaluation index system and analysis model of cost control in the design phase of real estate projects are constructed.Put forward effective cost control measures and suggestions,and provide reference and lessons for cost control in real estate projects’ design stage.This researches the real estate project’s cost control in the design stage,analyzes the influencing factors based on the WSR theory,establishes the function index system,and determines each function index’s weight by the analytic hierarchy process.Then the fuzzy comprehensive evaluation method is used to determine the functional coefficients of each scheme,and the cost control model of the real estate design stage based on value engineering is constructed.Combined with the real estate project around the HDXY empirical research,the main research content and results are as follows:(1)This study mainly sorts out the relevant literature of domestic and foreign scholars on the cost control in the design stage of real estate projects,approximately understands the current research direction,methods and research results.This paper describes the background and significance of the study,domestic and foreign research survey,research content and the main research methods of this paper,etc.And the target,principle,content,and link of the cost control in the design stage are expounded accordingly,which lays a theoretical foundation for the paper’s development.(2)To study the influencing factors of cost control in the design phase of real estate project,and analyze the influencing factors from the human dimension,the reasonable size,and the physical dimension,respectively,completed the real estate project cost control function index system construction.(3)Take the HDXY project as the research object to carry on the empirical research,and use the analytic hierarchy process,the comprehensive fuzzy appraisal method well as the value engineering to construct the appraisal analysis model.(4)To analyze the results of the empirical study and put forward the countermeasures to improve the current situation of cost control in the design phase of real estate projects.Finally,the thesis is summarized and prospected.Based on the above,this paper studies the cost control of real estate projects in the design stage.The research results provide new ideas and paths for real estate enterprises to achieve a better cost control effect in the design stage. |
