The renovation of existing residential areas is an important part of the high-quality development of new urbanization in China.Faced with the prominent problems of the existing residential areas, such as serious water on the pavement in rainy days and insufficient greening, the reconstruction of the existing residential areas based on the sponge city theory arises at the historic moment. However,in the reconstruction of existing residential areas, there is a common phenomenon that owners "have no intention to participate" in the sponging reconstruction projects. As the owner is an important subject of residential reconstruction, the acceptance of the owner determines whether the project can be implemented smoothly. Therefore,it is particularly important for the development of the sponging renovation market of existing residential areas to carry out analysis and research on the internal dynamics of owners’ participation in the sponging renovation of existing residential areas.Based on the existing residential green transformation, upgrading old village, sponge base of research such as urban construction, analysis of existing residential sponge transformation research present situation and the existing problems, and to extract the influence owner participate in existing settlements sponge reform from endogenous motivation factors of affect the path model is set up,upgrading the owner participate in existing settlements sponge for reform Suggestions on endogenous power. The main work contents and achievements of this paper are as follows:First of all, based on the rooted theory,semi-structured interviews were conducted with relevant practitioners to extract from the original data through three-level coding five main factors affecting the owners’ participation in the sponging renovation of existing residential areas, namely, level of information understanding, pay the costs, perceived usefulness, referring to group sensitivity, and consciousness of individual responsibility. On the basis of the perceived value theory,an initial model of the endogenous dynamic influence path of the owners’participation in the sponging renovation of existing residential areas was constructed, and research hypotheses were put forward.Secondly, empirical analysis. The questionnaire was designed, the pre-survey was conducted and the questionnaire was optimized, and the formal survey was carried out.The sample data were analyzed to determine that the sample data could be used for confirmatory factor analysis.Structural equation model analysis was carried out in the software AMOS 20.0,and the normalized path relationship and coefficient of the SEM model were finally obtained after the detection of the normal distribution of the sample data and the test of the model fit degree, which verified the initial model and the research hypothesis.Among the five influencing factors, pay the costs have a significant negative correlation with perceived benefits and perceived risk.In moderating variables, perceived benefits have a significant positive correlation effect on perceived value, and perceived risk has a significant negative correlation effect on both perceived benefits and perceived value.Perceived value has a significant positive correlation with willingness to pay. Finally, according to the standardization path relationship and coefficient of SEM model and the principle of improving perceived value and reducing perceived risk, targeted suggestions are put forward for the four relevant subjects in the sponging renovation market operation of existing residential areas.Among them, the government should strengthen the construction of demonstration sponge communities, the industry should form internal supervision, the media should increase publicity to expand their influence, and the community should strengthen the construction to enhance owners’ sense of belonging and identity.
