| The idea and practice of urban space development based on public transit stations has a long history.Public transit networks and nodes stimulate the evolution,value-added and vitality of urban space. The TOD(transit-oriented development)mode, because of its concise and clear idea of urban development guided, has been welcomed and promoted in many parts of the world, including several major cities in China.Contemporarily, the construction of Chinese cities’ TOD,which is characterized by high density, intensiveness, compounding, and three-dimensionality,has entered the actual combat stage, and its impact on public behavior, travel modes, real estate development, and even urban form has begun to appear. However, due to differences in national conditions, there are also significant differences in the goal direction and implementation of TOD model around the world.Chinese TOD academic research and development practices are simultaneously affected by the dual influences of East Asia and North America. There are many problems such as generalization of concepts,one-sided understanding, and limited improvement. However, essentially as a development model based on the "public transport-land use" relationship, the ultimate common goal of TOD is necessarily to add value to the overall benefits. The value-added objective with rich content requires technical and policy support from macroscopic to molecular. The three aspects of public transit, land use,and travel quality fundamentally determine the quality and effectiveness of TOD.Through a review of the evolutionary history, theoretical basis, and development goals of the TOD model, the study analyzes the mechanism of the TOD from theory to efficiency enhancement, and finds its key role,"Destination accessibility",which is the spatial result of the implementation of the TOD principles, the key to promoting the comprehensive benefits of station realm, and the foundation supporting the livelihood experience and public safety. As an ability to overcome resistance(space, distance, time, cost, etc.)to achieve the purpose of the activity, the accessibility study is registered as different dimensions and perspectives.Existing accessibility assessment methods are mostly cut in from the perspective of spatial geography and urban planning, and lack the ability to analyze the TOD station realm on the meso-micro scale.Combining with the multiple features of station as the core, walking first, and three-dimensional development, and taking spatial microscopy and delicacy as the path guidance, the research makes the destination accessibility quality closely related to the TOD value-added ability through studying the comprehensive mechanism from the low feature to the realization of the objective, discusses the impact and interaction of different spatial elements on traffic, efficiency, and quality at different levels and dimensions, and summarizes the destination accessibility characteristics and difference under the specific development model of TOD.It further screens the spatial impact factors of TOD station destination accessibility from three perspectives of flow, efficiency, and quality, and derives quantitative relationships based on the impact of different impact factors on speed, pedestrian flow, and individual experience, and establishes a scientific TOD performance evaluation system.Based on the evaluation system,The fifth and sixth chapters analyze Japan representative cases with similar development contradictions to China, and compare the TOD stations of China and Japan from the perspectives of station characteristics, destination accessibility evaluation, and the relationship between city functions and destination accessibility. Finally, combined with the spatial factors affecting destination accessibility and the analysis of practiced cases, the key strategies for improving the destination accessibility in the TOD station realm will be proposed. |
