In recent years,with the rise of land prices,the tightening of loan policies,and the expansion of project development scale,the financing pressure faced by China’s real estate industry has become increasingly serious.At the same time,due to overcapacity in China’s real estate industry,the inventory pressure problem that has been faced has not been improved,and the inventory backlog is difficult to be digested in a short period of time.This is another dilemma facing real estate companies.In the context of the downturn in the real estate industry,some companies have begun to seek transformation and development in line with their own conditions,in order to get rid of the existing difficulties and regain their vitality.Among them,some real estate enterprises began to transform from the inherent heavy asset operation mode to the light asset operation mode,and achieved initial results.For a company,transformation may be a new development opportunity,or it may be a potential crisis.At present,the efficiency of China’s real estate enterprises in transforming light asset operations,what advanced experience is worth learning,this is the real estate enterprise in China in the future Practical problems in development.This paper uses literature analysis,qualitative and quantitative methods to study case enterprises.Firstly,according to the compilation of related literatures at home and abroad,the concept of light asset operation is expounded and the differences between light asset operation and heavy asset operation are compared.Then the industry background of real estate enterprise transformation is analyzed,the transformation motivation is summarized,and the housing enterprises are introduced.Several ways to transform the light asset operation model are more common;nextly,the case enterprise SOHO China is introduced to explore its development situation and transformation motivation in recent years,and analyze its light asset transformation effect from the perspective of financial indicators,through the data envelope DEA model.The measurement of the efficiency of light assets operation of real estate enterprises;finally,combined with the analysis results,with the enterprises with better transformation effect as a reference,in-depth analysis of SOHO China’s light asset operation effect and improvement direction in recent years,summing up the problems encountered in the transformation And make recommendations.Based on the research on the operational efficiency of SOHO China’s light assets,this paper draws the following conclusions:(1)With the specialization of social division of labor,the operation mode of light assets is more feasible to achieve sustainable development,so from the heavy asset model The transformation of the light asset model is the long-terdevelopment of the real estate industry in the future.(2)After SOHO China adopts the light asset operation mode,the relevant indicators have indeed undergone a slight positive change,but the improvement effect is not satisfactory,and the light asset operation efficiency has not been fully effective,indicating that its light asset operation is still under exploration.There is still a need for continuous improvement.
