In recent years,with the continuous development of national economy and the acceleration of urbanization process,cities are gradually expanding outward,and the real estate market in China is booming.At present,under the background of the national macro-adjustment of the real estate industry and the increasingly fierce competition in the real estate market,coupled with the characteristics of long construction cycle,huge investment amount and many uncertainties,it is necessary for real estate development enterprises to study the feasibility of real estate projects so as to avoid risks to the greatest extent and finally make decisions.Through the comprehensive and systematic preliminary feasibility study,it is not only beneficial to the survival of real estate development enterprises in the fierce market competition,but also to promote the long-term sound development of the real estate market.This paper takes Luxi City Real Estate Project in Luquan District of Shijiazhuang as an example to study the evaluation of real estate project development project,which will help real estate development enterprises make scientific decisions in line with the market environment.At the same time of promoting project research,it will provide reference experience for more real estate development projects.ī—¸Firstly,the social and economic status of Luxi City project is analyzed,including the real estate market analysis of Shijiazhuang City and Luquan District,which provides the basis of market analysis for the economic evaluation research of Luxi City project.Secondly,on the basis of introducing the general situation of Luxi City project,SWOT analysis method is used to analyze Luxi City project,and market positioning analysis is carried out from the aspects of target customer positioning,product positioning and price positioning.Finally,the financial evaluation and analysis method is used to evaluate the economic effect of the implementation plan of the development project,and the comprehensive and systematic analysis,calculation and evaluation are carried out from the aspects of the profitability,solvency and capital balance of the project.Based on the systematic analysis of various risks and uncertainties existing in the implementation of luxicheng real estate project development plan,the paper carried out the uncertainty analysis,sensitivity analysis and risk analysis in the implementation process of the project,and put forward countermeasures to deal with risks and uncertainties.At the same time,the contribution of the project to the national economy is analyzed and studied from the perspective of the whole national economy.On the basis of the above analysis and research,combined with the possible problems and deficiencies in the process of project development,put forward specific countermeasures and Suggestions for the implementation of project development program.
