Research On The Whole Process Cost Control Of Real Estate Project

Real estate has a certain impact on the development of China's national economy.For housing developers,it is of certain significance to control the development cost of real estate.This paper provides a theoretical reference for the cost control of real estate projects,which can provide a basis for the management of enterprises.There are many theories about foreign research cost management.This paper uses the comprehensive cost management theory to study the HLY project management of the China Construction Seventh Bureau.From the perspective of modern management,comprehensive cost management theory is a full-featured,comprehensive,and process-wide management,enabling every employee,every link,and every department to participate in cost management.This paper studies the cost control of the real estate projects of the China Construction Seventh Bureau,and proposes targeted countermeasures and measures to provide decision-making reference for the cost management of other real estate projects under the China Construction Seventh Bureau and similar projects of other enterprises.This paper takes this as a background.Firstly,it analyzes the status quo of cost control research at home and abroad.Secondly,this paper uses case study method to study the real estate HLY project of China Construction Seventh Bureau as a research object,and demonstrates that there is a general lack of real estate cost control.Consciousness,lack of scientific cost control system,insufficient preparation and attention in the early stage of real estate development,incomplete medium-term cost control mechanism,ineffective control of sales costs in the later stage,and insufficient property improvement,the five aspects of China Construction Seventh Bureau real estate project in terms of cost control There are problems.On this basis,it is necessary to establish a whole process cost control awareness,optimize the project's full process cost management and control system,pay attention to land acquisition and design in the early stage,strengthen medium-term procurement and construction cost control,increase marketing strategy and property improvement quality.The aspect gives suggestions for improving the cost control of the real estate business of the China Construction Seventh Bureau.This will bring certain guiding significance to the cost control of real estate projects of other real estate companies.
