The real estate industry is related to the people's livelihood project in China,as one of the key industries in China,its development not only promotes the economic progress in China,but also brings a lot of social problems.In today's society,people still focus on the development of this industry,but due to the instability and change of the market,the real estate industry is also facing various challenges and more and more stringent policy regulation,thus making the real estate industry bear pressure from various aspects.As the industry environment becomes more and more complex,the capital management risks in the real estate industry are also increasing.As the capital turnover time is longer and more funds are needed,it is more vulnerable to the external economic environment and market changes.This paper firstly introduces the background and significance of the research,and reviews the research theories and practical experience of international and domestic academic circles in capital management.Then analyze the definition,content,and process with risk,take the capital operation process of H Company as a case,analyze the current situation of H company's capital operation process,find key risk points and the reasons for the risk.Analyze from the three paths of financing activities,investment activities,and capital operations,it is found that H real estate company mainly faces high financing cost,financing difficulties,aggressive investment,capital flow is not smooth and other risks.And from the external factors and internal factors of the enterprise to analyze the causes of these risks.Finally,this paper provides countermeasures for the key risk points in the capital operation of H company.At present,China's small and medium-sized real estate enterprises do not have a strong sense of risk management,due to the rapid changes in the market environment,the enterprises failed to respond in time,resulting in inventory overstocking,thus making the real estate enterprises face significant risks.There are relatively few literatures on risk analysis of the whole capital operation process of real estate enterprises,and most of them only analyze risks qualitatively.However,there are some deviations between the results and the reality.Funds are the bloodline of real estate companies.if funds are in short supply or cannot be operated safely and effectively,it will lead to business difficulties and affect future development.This paper analyzes the risks in the process of real estate fund management and the causes of the risks,and proposes corresponding countermeasures,so as to reduce the risks of the capital cycle ofreal estate enterprises as much as possible.This article is based on risk-related theories,combined with the process of company H's capital flow,and analyzes the risks of capital activities with actual cases,which provides a reference for subsequent research.
