With the rapid development of the Internet and the gradual penetration of the concept of sharing,the sharing accommodation industry,which relies on the Internet platform and realizes the effective allocation of idle housing resources,has developed rapidly in recent years.In addition,the price drives the purchasing decisions of consumers and the profitability of landlords,so the research on the price of Shared accommodation is an important research topic.However,due to the perishability and uniqueness of the accommodation business,it is difficult for landlords to achieve optimal pricing.More and more scholars pay attention to the pricing of housing on Shared accommodation platforms.To explore the characteristics of Shared accommodation price and grasp the influence of Shared accommodation price variables will help all parties in the market to grasp the demand scientifically and quickly,and promote the long-term and healthy development of Shared accommodation industry.This paper first reviews the literature on the study of Shared accommodation,summarizes the research on price,and discusses the basic theory and calculation method of the hedonic price model.There are many factors influencing the price of Shared accommodation.Based on the research results at home and abroad and the experience guidance of relevant professionals,this paper divides each hedonic variable into four categories: location variable,internal variable,platform variable and landlord attribute,and summarizes a set of hedonic price variable system for Shared accommodation in China.Then,the web crawler technology was used to capture thousands of housing data in Hangzhou and OLS method was used to analyze the hedonic prices of Shared accommodation.The fitting results under different function forms were studied step by step,and the advantages and disadvantages of linear logarithm function modeling and automatic linear modeling were compared under SPSS environment.Finally,the hedonic regression model under OLS method was established.The model shows that the number of beds,the housing area,the bathtub,the housing type,the number of houses owned by the landlord and the rentalpackage have a positive impact on the price,among which the number of beds and the housing area have a greater impact on the price.Subway,flexible unsubscribe policy and charging cleaning fee have significant negative influence on the price;however,the level of rental,rating and number of reviews have no significant effect on prices.This paper provides a reference for enterprises,governments or other institutions to study the price of Shared accommodation,and provides a reference analysis tool for the pricing of Shared accommodation for landlords and online platforms.
