The rapid growth of the real estate industry in China,as well as an increasing demand for living environment services,has facilitated the high-speed development of the property management and service industry,which has become a pillar of China's tertiary industry.C Company is a large,state-owned property management and service company.Founded in 2007 and located in Mianyang,Sichuan Province,the company's services now encompass commercial and residential communities,social welfare,industrial parks and office buildings.The company has developed an integrated mechanism of staff management,although imperfections still remain,which have led to dwindling morale and low job stability among its workforce.These problems have compromised the company's service quality and threaten its long-term development.Utilizing staff motivation theory as a guiding philosophy,this thesis attempts to explore the general principles and countermeasures of corporate motivation mechanisms.In addition to this,a comprehensive analysis of Company C is conducted,followed by suggestions of how the company can alleviate its current problems in line with the workflow of "fact statement,problem description,analysis of causes,and optimization countermeasures".Drawing upon a vast array of literature,this thesis includes a comprehensive study and summary of motivation theory,and looks for measures to apply motivation theory in management practice.The results are compiled from a questionnaire survey which was completed by staff of C company.The questionnaire details worker's satisfaction with the motivation mechanism,so as to analyze the problems existing in the motivation mechanism of C company,and to propose optimization countermeasures.The structure of this thesis is as follows.First,an introduction of the topic and the significance of the research is presented.This includes a summary of the research ideas,methods and main contents.Following this,a detailed study on motivation theory and its practical application in enterprises is given.Then,building upon this research,different approaches and practical measures to improve C Company's motivation mechanism are suggested.Based on a comprehensive analysis,this thesis finds that although C Company features a relativity robust welfare system,it suffers from a number of inadequacies including: salary motivation;evaluation and stimulation;staff education and training;promotion and development;and corporate culture.To solve these problems,effective measures in the aforementioned areas need to be enacted,which would include a better salary and cash rewards system,and the introduction of a staff evaluation system.In an ideal scenario,these methods would improve staff motivation,empower workers with more opportunities for promotion and enhance the company's culture,spirit and staff cohesion.As well as this,the thesis also examines the new motivation model “program partner” and,through analyzing examples,discusses the key points for C company to implement a project partnership system.With the continuing development of the internet and the advent of artificial intelligence,the property management and service industry will face even greater challenges.Nevertheless,the improvement of staff motivation in the property management and service industry will remain a subject for continuous long-term studies.
