With the development of urbanization in our country entering a new stage,the economic and social development of our country presents a new situation,and people’s living standards are constantly improving,which makes real estate as an industry make rapid progress and become an important driving force for social development and economic growth.As the main body of economy,real estate enterprises may have the characteristics of excessive capital flow and complex management of working capital in the process of project development.Therefore,the requirements for capital operation management of real est ate enterprises are extremely strict.Real estate enterprises play an important role in the integration of property cities,service extension and capital operation,and have a driving force for the whole real estate market and macro-economy.From the perspective of the internal conditions of real estate enterprises,they are facing the "three high" situation of high leverage,high debt and high inventory.There is a serious contradiction between huge cash flow and insufficient liquidity in financial asset m anagement.From the perspective of the external environment of real estate enterprises,in recent years,real estate investment has been rampant,land prices and house prices continue to rise,and real estate enterprises bear the regulation and control of the government property market and gold.The double pressure of financial regulation.Therefore,whether the financial asset investment management of real estate enterprises is in place,whether the structure is reasonable and whether the management strate gy is efficient become the key to the survival of real estate enterprises,which will not only seriously affect the capital turnover and profitability of enterprises,but also have a certain impact on the entire real estate market and financial market.In the current complex international environment and fast-changing financial market,financial asset investment management is undoubtedly an important goal for the sustainable development of real estate enterprises.Based on the perspective of financial asset investment management of real estate enterprises,this paper takes Shangmei Real Estate in Hunan Province as the research object,analyses the current situation and problems of financial asset investment management of real estate enterprises in China,and puts forward corresponding improvement programs and safeguards.Based on this,this paper provides some reference and test for the related real estate enterprises’ financial asset investment management.The main research contents of this paper are divided into the following three parts: Firstly,this paper summarizes the research on investment management of financial assets at home and abroad through literature review method,and introduces the basic situation of Shangmei Real Estate Company in detail combi ned with relevant investment management theory.Secondly,through Shangmei Real Estate’s Tianyuan and Music City projects,this paper draws out the deficiencies and problems of Shangmei Real Estate in the process of financial asset investment management,a nd constructs SWOT strategic analysis method to elaborate the basic status of Shangmei Real Estate’s financial asset investment management.Finally,focusing on Shangmei Real Estate Financial Asset Investment Management Improvement Program,this paper improves it from four aspects: investment theory and industry demand perspective,selecting reasonable debt mode,paying attention to equity financing and improving budget supervision system,and implements three safeguard routes: system,talent and organization,so as to provide suggestions for Shangmei Real Estate Financial Asset Investment Management and further realize real estate enterprise capability.Enough coordination of self-benefit and social benefit.
