With the rapid development of China’s national economy and the substantial increase of residents’ income level,people begin to accelerate the influx of large and medium-sized cities,accelerate the process of u rbanization,and the real estate industry is facing major development opportunities again.In recent years,China’s financial institutions have been tightening up for a long time in terms of capital and financial supervision.Bank credit is tight and marke t financing environment has been improved.However,as a capital intensive industry,the real estate industry has been deeply affected by the national macroeconomic policy,and the enterprise financing situation is still grim.Especially in the fierce comp etition in the market environment and the current city real estate enterprises,real estate enterprises due to the scale of enterprises,credit and financial condition of their own conditions,will suffer the impact and influence of outside financing,ente rprise development to bring new difficulties.Therefore,in order to better help the real estate enterprises avoid the disadvantages of the traditional financing mode,we should optimize and solve the financing problem of the enterprises,and find out the financing plan to identify the most suitable enterprises,so as to better promote the development.This paper takes DH Real Estate Company as the research object,the use of contingency theory,transaction cost theory,asymmetric information theory based o n classical theory,referring to the domestic and foreign real estate enterprises in the traditional financing research results,through in-depth analysis of search,found that DH Real Estate Company exists short-term debt financing more bank financing channels for a single,direct financing ratio low impact enterprise the problem of financing costs,the main reason is that enterprises affected by the national policy,the lack of profit growth and financing system in three aspects is not perfect in the development process.In view of the problems above,this paper proposes to improve the financing structure in terms of reducing the cost of financing,building a reasonable financing channel and improving the financing structure.On the basis of empirical analysis of DH project financing Real Estate Company,taking account of capital financing cost,risk factors,AHP model of financing scheme is studied quantitatively,and determine the enterprises in the financing process of its own funds,bank loans and commercial credit financing structure and pre-sale ratio,and test its consistency and reliability,calculated the optimal pattern of enterprise financing,for enterprises to reasonably determine the financing structure,provide a reference.Finally,this paper presents the implementation of security financing scheme,through further strengthen internal management,to avoid financial risks,strengthen capital operation ability,establish the risk evaluation and management system,carry out regular analysis of enterprise financing structure risk alert enterprise financial risk,improve investment yield,and hope that through the implementation of effective measures,can provide reference for the practice of corporate finance.
