In recent years,extensive mode of development of the real estate industry had not continued along with strengthening macro-control of the real estate industry by goverment.As the real estate development is generally carried out in the form of the project,the project cost control in the real estate business is widely used.JY project is one of the models of project cost control of KDcompany which achieved good results.But there are also some problems.In order to promote the Real Estate Company KD project cost control better,the research is based on the life cycle theory,the KD real estate JY project as a case,the JY project life cycle is divided into decision making and planning stage,the prophase,the formal construction and completion acceptance stage,sales stage consists of 4 stages,each stage of analysis KDReal Estate Company JY project cost structure and cost control,and discusses the problems that exist in each stage of JY project cost control,and the practice of JY project cost control based on the proposed KD Real Estate Company in project cost control improvement suggestions.The study includes 5 parts,first introduced the research background,purpose,significance,and then from the theoretical point of view of the real estate enterprise project cost control is analyzed.Then A Real Estate Company JY project cost control status and problems are analyzed.In the fourth part on how to improve the KD Real Estate Company project cost control put forward opinions.Finally,the research is summarized and prospected.The main conclusions are as follows: Firstly,the cost of elite projects of Kodak Real Estate Company mainly concentrates on the early stage and construction stage,and the construction stage has the largest proportion of the cost.From the perspective of cost structure,the cost of elite projects mainly focuses on land cost,construction and installation.Secondly,the elite projects in the decision-making planning,early construction,formal construction,marketing and other stages have taken the corresponding cost control measures.However,from the perspective of project promotion,there are still some deficiencies in the cost control of elite projects.These deficiencies are mainly concentrated in the fields of construction and marketing.For example,in the construction stage,the lease rate of equipment is too low,the design change process is complex,and the pre-sale situation is not as good as expected in the marketing stage.Finally,based on the practice of elite project follow-up construction and marketing cost control,the corresponding cost control scheme is designed for the follow-up construction and marketing phase,and the cost control objectives and corresponding measures are proposed.These measures include strengthening the centralized procurement of raw materials,improving equipment leasing rate,strengthening progress control,strengthening marketing,and so on.It is suggested to promote the cost management of the whole staff,supervise and promote the implementation of cost control measures,and strictly control rewards and penalties.
