Research On Improving Building Cost Management Of Project Developed By ZY Real Estate Company

With the rapid development of the national economy,the real estate industry has become an important part of China’s national economic development.But within recent years,the government has enacted a series of real estate macro-control policies.The profitability of real estate development is becoming lower and lower,the competition being more and more aggravated in the real estate industry.To survive,real estate enterprise need to improve their management including cost management and cost control during project development process.As a result,they can enhance their core competitiveness.How to improve the cost management of real estate projects,is the most fundamental guarantee to real estate enterprise survival and development.This paper uses a combination of theory and practice,basing on the target cost management theory system and the whole process of cost management theory of construction project comprehensive cost management.This paper analyze the cost management problems existing in ZY real estate projects and put forward improvement strategies according to the decision-making stage,design stage,bidding stage,construction stage and complete consign stage.In order to ensure the smooth implementation of the proposed strategy,the paper also propose relevant safeguard measures including construction of enterprise culture,improving the organization,enhancing the human resources management and strengthen information construction.The author hopes to improve the practical problems of ZY’s real estate project cost management.The principles and methods of real estate project cost management are summarized,which is helpful to deepen the understanding of real estate cost management and highlights the increasing importance of cost management in real estate development.This paper hopes to help real estate enterprise further improve the cost management system and provide a reference for improving the level of cost management.
