The renovation of shanty towns is an important livelihood project in China.The monetization of shanty towns has promoted the progress of shanty towns.As an important economic factor,land has an important impact on the regional economy.Therefore,it is important to study the impact of the monetization resettlement policy on the land market.Through theoretical analysis and mathematical derivation,this paper concludes that compared with the original physical resettlement,the monetization resettlement policy will reduce the new demand for urban housing and increase other demand for non-residential housing,thereby affecting the demand and price of the land market.Through empirical tests,the impact of the shed reform monetization resettlement policy on land transfer prices,especially residential land transfer prices and quantities,is studied.First,use the LSDV fixed effect model to test the impact on residential,industrial,and commercial land transfers.Second,for residential land,perform heterogeneity analysis at the regional level.Finally,use threshold models to analyze the economic level and population size of different regions.Non-linear effects of policy.The research conclusions found that the impact of the shed reform monetization resettlement policy has the following aspects:First,in terms of land supply,there is no significant impact on the area of residential land,and it has a significant positive impact on the area of industrial and commercial land;in terms of land transactions,it has a significant negative impact on the price of residential land,and has no significant impact on the price of industrial and commercial land.,Have a significant positive impact on the land transaction area.Second,in terms of regional heterogeneity,compared with other regions,the positive effect of land transaction area is more significant than that in other regions,and the negative effect of land transaction price is more significant.Last but not least,the economic level and population size of different regions have a threshold effect on the impact of policies.Except for small and medium-sized cities with a population size of less than 1.27 million and developed cities with a per capita GDP of more than 140,000 yuan,the existence of shed reform and monetization resettlement will result in residential land transaction prices.It has a positive effect.The monetization and resettlement policies of shed reform in other cities have a negative or no significant effect on the transaction price of residential land,and will not cause land prices to rise.Based on the research conclusions,this paper gives the following policy inspirations and reflections: firstly,reasonable supply of land structure and cultivation of multi-level land demand;secondly,formulation of shed reform monetization resettlement policies based on local conditions,combined with local economic development and actual needs;thirdly,improve the residential land supply system and make a reasonable supply plan through scientific demand forecasting to avoid unreasonable distribution of the land supply structure.
