Since the reform and opening up,China's real estate market has experienced 30 years of rapid development.In addition to residential real estate,the commercial real estate market has also received extensive market attention along with economic growth.On the one hand,the commercial real estate project has brought positive promotion to the overall image of urban development in China;on the other hand,the commercial real estate project also provides a good target for the investors in China to find the investment object.Up to now,commercial real estate has become a hot investment object in China's major core cities.However,the investment of commercial real estate projects is not only based on the city and location,but also has certain investment risks.With the impact of the recent national macro-control,as well as the policy of purchase restriction issued by the local governments of hot cities,the real estate market in most regions is in a waiting period.Therefore,it is of great practical significance to discuss the investment risk management of commercial real estate projects in this environment.Based on the theory of project risk management,this paper studies the investment risk management of ZJ commercial real estate project through literature reading,field survey,questionnaire survey and quantitative analysis.In the research process,firstly,through literature research,the paper combed the investment risk factors of ZJ commercial real estate project(19 items).Secondly,through the questionnaire survey to 180 commercial real estate industry experts risk survey and probability judgment,determine the ZJ Commercial Real Estate Project Investment Risk Evaluation System.Thirdly,it evaluated the investment risk index system of ZJ commercial real estate project according to 7 experts,combined with The probability of risk determines that accident risk and capital risk are the most important risks in the investment of ZJ commercial real estate project.Finally,the main risks of the project are formulated.
