The problem of housing is closely related to everyone's life.Stable house prices and qualified housing are directly related to the living standards of the residents and social stability.Since the reform of the housing policy in China in 1998,the real estate industry has officially entered market operation and developed as an independent industry.In recent years,it has developed rapidly.The area of commercial housing sales has steadily increased year by year.The rising trend of housing prices is even more alarming,especially in Some first-tier cities are particularly prominent.With the adjustment of national policies and the decline in population growth rate,the future housing demand will mainly face rigid demand,the requirements for housing quality and prices will be stricter,and industry competition will be more intense.For the real estate industry to continue its healthy development,it is urgently necessary to maximize efficiency and enhance its own competitiveness under the premise of limited resources.From the analysis of the existing research literature,the research on industrial competitiveness has an earlier origin.There have been a considerable number of research results in this field abroad,but there are relatively few domestic related studies and a lack of systematic comprehensive literature,and the real estate industry The influencing factors themselves have a complex mechanism of action,and have a greater correlation with local environmental and policy factors.Foreign research has less reference value to China's actual work.Therefore,this paper summarizes the existing research results on the factors affecting the competitiveness of the real estate industry in the region,builds a model of the factors affecting the competitiveness of the real estate industry in China based on the actual situation,and introduces actual data to quantitatively analyze the factors affecting the competitiveness of the real estate industry.This article summarizes the existing research results,combines the actual situation,constructs a conceptual model of the factors affecting the competitiveness of China's regional real estate industry,and introduces statistical yearbook data from 30 provinces and cities in China over the past ten years to statistically analyze the index system and select relevant Based on the influencing factor index system,the system dynamics theory and the improved data envelopment analysis model are used for dynamic simulation and efficiency evaluation respectively,and the strategies for improving the competitiveness of the regional real estate industry are proposed.Through quantitative analysis of the structural equation,it can be seen that the influencing factors of the competitiveness of the regional real estate industry in China involve a wide range,the mechanism is complex,and the latent variables that have a greater impact include: industrial structure,regional economic level,education and health,and basic living facilities.,Housing demand,operating capacity,and auxiliary industries;the results of system dynamics simulation analysis show that although there is a slight fluctuation in the unit sales price of housing in Harbin and the competitiveness of the regional real estate industry,the overall trend continues to increase.The results of sensitivity analysis show that the impact The order of importance of factors is as follows: production factors,housing demand,industrial structure,auxiliary industries,and regional environment.The comparison of the efficiency evaluation of the DEA model with the SEM constraint cone and the traditional DEA model shows that the improved model analysis results are more objective.It also provides a basis for enhancing the competitiveness of the regional real estate industry.According to the constructed model and the results of empirical analysis,it is possible to judge the development level of regional real estate industry competitiveness,find out the reasons for the disadvantaged areas,and propose targeted countermeasures.
