Research On Evaluation Of Development Level Of Real Estate Industry In Anhui Province

In recent years,Anhui’s economy has entered a fast lane,create a golden age of rapid development.As an important part of the national economy,the estate plays an important role in the overall development from Anhui’s economy.With the advancement of urbanization and the deepening of household registration policy reforms,a large number of rural population into the cities,the real estate industry in Anhui developed rapidly.Meanwhile,the estate,as a highly connected industry,has a great impact on upstream and downstream industries.The development from the estate also appeared in a series of social problems,such as local government finance over-reliance on land transactions,excessively rapid growth of housing prices and the uncoordinated income levels of local residents,excessive estate development,and ecological damage.Therefore,estate is related to regional economic development,to the development in people’s livelihood.Then,the scientific assessment of the level of development of the estate will become a subject of our research.Based on the theory of the estate economic,the relationship between supply and demand in estate,the estate sustainable development,this paper uses the data of ―Anhui Statistical Yearbook 2009-2018‖,scientifically select 19 Index of Estate Development Evaluation.The system calculates the four evaluation index of industrial scale,the scale of the industry index,estate price index using factor analysis.Industrial development index,industrial income index,and industrial effect index.The use of the right to seek re-entropy method to calculate the comprehensive evaluation of the level of estate development in Anhui.Pass simultaneously 3 The method divides the evaluation interval to set the evaluation standard for the development level of the estate industry in Anhui,the eventual establishment of the evaluation system of the level to development of estate in Anhui.We are divided on the level of development of the estate in Anhui into three stages: The first stage: the budding stage(2009-2010);the second stage: the volatility stage(2011-2016);the third stage: the adjustment stage(2017-2018).Through analysis,it can be concluded that the comprehensive of Anhui’s industry development level rose from 2009 to 2018.Among them,the estate in Anhui has just started in 2009 and is located in a sub-cooled zone,with a relatively low level of development.The comprehensive evaluation index climbed rapidly from 2010 to 2016,and the level of development continued to rise.In 2016,the comprehensive evaluation index broke through the normal range and entered the slightly hot range.In 2017,it fell slightly and returned to the normal range.In 2018,the development level of the estate in Anhui once again heated up,entering a slightly hot zone.On the whole,the development of the estate in Anhui has grown steadily and has remained at a normal level.On the basis of the evaluation results of the development level from the estate in Anhui,corresponding improvement suggestions are proposed for the development status and existing problems of the estate in Anhui.One is to strengthen friendly cooperation between regions and according to local conditions;second,the upgrading in industrial structure real estate.third,broaden financing channels reasonably and ease financial pressure on enterprises;fourth,advocate the scientific concept of the estate.In summary,I hope that will have a value for the development of the estate industry in Anhui.
