Research On The Evaluation Index System Of Tourism Real Estate Investment Environment

In China, the tourism real estate is still belongs to a new thing, its theoretical research is still weak, and in practice it is just getting started. It can be said that the theory research and practice are both in the primary stage, and still faces many problems in developing. Based on the theory and methods of the tourism real estate investment environment elements and the tourism real estate investment environment evaluation, this paper study on how to construct a set of evaluation index system of tourism real estate investment environment, to evaluate the investment environment of urban tourism real estate. The main research outcomes are as follow:(1).The article conducts a literature review on the tourism real estate research of the domestic and international, discusses the concept of real estate and tourism. On this basis, the tourism real estate of existence in reality is divided into four categories: Entertainment tourism real estate, tourist class tourism real estate, reception class tourism real estate, residential real estate landscape of Tourism.(2).The tourism real estate investment environment is subdivided into the seven elements of social, political, cultural, economic, legal, natural, infrastructure, the paper draws on quantitative research methods and experience of domestic and foreign scholars in the tourism real estate investment environment evaluation, and extracts 79 specific indicators to represent the tourism real estate investment environment factors. Refer to the current screening method used in the investment environment, this paper analyzes and screens the 79 indexes with the grey relational analysis method, finally chooses 25 indexes, and constructs the evaluation index system of the tourism real estate investment environment.(3).In the empirical research, the author selects the 10 prefecture-level city data of Shaanxi Province in 2008. On the basis of the factor analysis theory, the composite score and ranking are carried out by using SPSS17.0 application software on the model. And then the author evaluates the tourism real estate investment environment of Shanxi by them, proves the scientific, rationality and feasibility of the evaluation index system of the tourism real estate investment environment.
