For a long time,the real estate industry has played a decisive role in the development of the national economy.Due to the high relevance and strong drive of the real estate industry,its stability and order are essential to promote economic development and improve people's livelihood.In recent years,with the rapid economic development of Anhui Province,the real estate industry has accounted for an increasing proportion of the province 's fixed asset investment,playing a key role in promoting the province 's economic development.There are many sub-categories in real estate,and different types of real estate products have different positioning and audiences,and at the same time have different impacts on economic development.In the process of real estate market development,the coordination of market supply and demand and the balance of supply and demand have always been one of the key factors that affect the long-term and stable development of the real estate industry.The normal coordination of market supply and demand is the basis for ensuring a comprehensive and balanced development of the real estate industry.Residential real estate and commercial real estate are two important branches of the real estate industry.Therefore,clarify the development and operation of residential real estate and commercial real estate in Anhui Province,and explore whether the coordination of supply and demand in the two markets is normal,which is not only conducive to guiding and monitoring them in time To avoid the emergence of its market crisis,and it is of great significance to ensure the overall balanced development of the real estate industry in Anhui Province.This article takes the residential real estate and commercial real estate in Anhui Province as the research objects,and makes a comparative study on the market supply and demand coordination degree of the two with the help of principal component analysis.The article contains six parts: Chapter 1 Introduction summarizes the real estate market development background,research significance and domestic and foreign research status;Chapter 2 is a theoretical analysis,elaborating on the supply and demand theory of residential real estate and commercial real estate,respectively The factors influencing the supply and demand of the two are listed and analyzed one by one;the third chapter is a comparison of the status quo.In this chapter,several main indicators reflecting the market supply and demand are selected,combined with the statistical yearbook data of Anhui Province from 2008 to 2018,supplemented by charts Comparing the market supply and demand situation of residential real estate and commercial real estate in Anhui Province,and intuitively reflecting the supply and demand status of the two;Chapter 4 is the empirical research part of the model.This chapter introduces the concept of supply and demand coordination degree and the analysis steps of the principal component analysis method.Refer to the existing domestic research results to determine the indicators that affect the supply and demand coordination of residential real estate and commercial real estate in Anhui Province,and use the principal component analysis method to compare and analyze the supply and demand coordination of the two companies in the past eleven years;Chapter V is the result analysis and recommendations,This chapter discusses the research results of the analysis,and at the same time The issues raised for the future development of the real estate industry in Anhui Province suggestions;The sixth chapter is the conclusion and outlook presented shortcomings and prospects for the future articles.Through the principal component analysis,this paper finds that the residential real estate market and commercial real estate market in Anhui Province are in short supply during the statistical period.Between 2008 and 2010,the real estate supply and demand coordination index was in a high value range,and the market demand was strong.Supply was insufficient;from 2011 to 2015,the real estate supply and demand coordination index value was in a low value range,but the market still appeared to be in short supply;2016 Between 2018,the supply and demand coordination index of the residential real estate market has increased dramatically,and the market supply and demand coordination degree has an abnormal trend,which needs to be paid attention to.Between 2009 and 2010,the value of the market supply and demand coordination index for commercial real estate was relatively high,the market demand for commercial real estate was large,and the supply gap was obvious;during the rest of the statistical period,the value of the market coordination demand for commercial real estate remained at a low level and remained normal,Indicating that the supply and demand situation of Anhui's commercial real estate market is stable.
