| In recent years, with the rapid development of China’s real estate industry, urban commercial housing prices have soared, Xi’an, Lanzhou, Chengdu and other western central cities housing prices have also shown a trend of rapid increase. Western central city housing prices rose too quickly has seriously affected the livelihood of the residents. At the background, this text carry out a study of the momentum factors and mechanism of western central commodity housing price rising.This text reviewed the status quo of domestic and international of commodity housing price rising problem, it also summarized and analyzed the related theories of commercial housing price, highlighting the commercial housing price formation mechanism, on this basis, combined with a central city in western 7 of commercial housing price increases, from the supply, demand and other aspects of commercial housing price increases caused by dynamic factors that research and analysis. When introduce the panel data, we selected the gross domestic product, the total urban population, household population per household, per capita disposable income, land prices, and construction costs, the construction area, completed in the area and sales area such as 9 indicators as independent variables, and commodity housing prices as the dependent variable, on this basis, we study the evaluation model of the factors and mechanism of the western central city commercial housing prices motivating.With the evaluation model, we collected the real estate related data between 2002-2008years of Xi’an, Lanzhou, Chengdu and other western cities 7 cities, in this based, we carries out empirical studies, concluded that the impact of the western central cities prices of commercial housing is the per capita disposable income, as-built area and GDP, the disposable income is the greatest driving force factor which affect of the price of commercial housing. Finally, we analyzed the rising mechanism of west central cities commercial housing price with each factor, the result showed that per capita disposable income and gross domestic product in varying degrees to price changes in the same direction, as-built area in order to cause prices to some extent counter-the direction of change. |
