The consolidation of rural residential areas is an effective way to solve the contradiction between the shortage of urban construction land and the idleness of rural construction land and to coordinate the allocation of urban and rural land resources.It is an inevitable choice to optimize the spatial layout of rural residential areas and improve the rural environment.The core issue of rural residential land consolidation has always been to clear the potential of rural homestead land consolidation.However,in the existing study on the potential of rural land consolidation,due to the lack of micro-data,the scale of the study is large,and it is impossible to accurately measure the rural residents.The existing studies of potential of rural residential land consolidation mostly use statistical data to measure the potential size.These measurement methods are simple and easy to operate,but they lack the measurement based on different types of settlements,making the estimated results and actual results have differences.Therefore,this article takes the rural residential area(pattern spot)as the basic research unit,calculates the score of each residential type based on the data of house right confirmation and household survey data,and divides it into development rural residential areas?reserved rural settlements and relocated rural settlements,and then calculate the land consolidation potential according to the potential sources of different types of settlements,and try to measure the land consolidation potential more accurately from the micro level as much as possible,so as to provide a reference of rural revitalization.The main study contents and conclusions are as follows:(1)Parting of rural settlements.Based on the data of house right confirmation and household survey data,three first-level indicators(criteria level)location factor conditions,housing status,resource endowment,and 9 secondary indicators including distance from town government center,distance from bus stations,gravity value,home site density,the average number of years of house use,the average number of housing units,the average residential time,the resident population,and the cultivatedland area.There are three types of rural settlements and proposals for optimal regulation of the settlements are proposed.(2)Calculate land consolidation potential based on the sources of consolidation potential of different types of rural settlements.The consolidation potential of development-type rural residential areas mainly comes from the vacant land in the consolidation area and the "one household,multiple housing lands" land;the consolidation potential of the reserved rural residential areas comes from four aspects,namely the area of the open space,the area of the front yard and backyard of the relocated household,The area of new and old homesteads of relocated household and the area of "one household,multiple housing lands".Among them,in order to identify the recent retreat of households,the two characteristics:housing characteristics and peasant household characteristics,including eleven secondary indicators of gravitational values,housing construction area,housing structure,number of rooms,number of floors,number of years of house use,number of permanent residents,time of residence,and the number of owned houses,agricultural acreage and relocation willingness.Based on the results,dividing it into the recent retreat households,temporarily retained households,and unsuitable retired households;the peasant household of the relocation-type rural residential shall be relocated.Its potential also comes from four aspects,namely the vacant land,the area of the forecourt and backyard of the relocated households,the difference between the area of the new and old house sites of the relocated households,and the area of "one household,multiple housing lands ".At the same time,according to the definition of potential,the consolidation potential of demolition and reserved settlements is classified as the potential for land use space expansion;the consolidation potential of development settlements is classified as the optimization potential of rural settlements.(3)In order to verify the feasibility of the potential calculation method proposed in this article,in the residential area zoning and specific potential measurement parts,the real data of the "Tianlu Lake" project in Gong'an County were used.Qinglong Village,Huangtian Village,Yuejin Village and Shuanghu Village carry out residential type classification and various types of consolidation potential calculation andanalysis.The results show that there are 54 residential plots in the study area,and 1959 farmers.According to the types of residential plots,29 residential plots are developing settlements,12 plots are reserved rural settlements,and the remaining 13 are relocated rural settlements.The reserved rural settlements includes 441 rural households.According to the assessment results of the potential for retreat,91 of them are recently retired.Finally,three type rural settlements are calculated based on different potential sources.7.58hm2 of developing rural residential land consolidation potential,the reserved rural residential land has 3.68hm2 extra land area,the relocated rural residential land has 6.5hm2 extra land area,and land use expansion potential is 11.26hm2,rural settlement optimization potential is 6.5hm2.On this basis,the village population in the study area is concentrated in the central village,agriculture is implemented on a large scale,and the eco-tourism industry is also actively planning to basically achieve rural revitalization.
