In recent years,the state has constantly adjusted the direction and strength of the macro-control policy of real estate,making the real estate return to the position of residential property,and the real estate development project has the characteristics of long construction period,high cost and wide range of fields.In addition,the real estate development project is also increasingly fierce in the market competition,resulting in a substantial increase in the risk of real estate development.In order to survive and develop sustainably under the risks of policies,real estate characteristics,market environment and other aspects,real estate enterprises should actively carry out all-round project risk identification,evaluate the risk factors at all levels,and then find specific risk response measures.But at present,many real estate enterprises do not pay enough attention to the risk management and the response to the market is not sensitive enough.The enterprise managers only rely on the experience for the risk decision-making.Therefore,it is of great significance for real estate enterprises to explore the real estate risk management.In the paper,the main idea of risk management is to find the risk problems,analyze the risk problems,and then solve the risk problems.First of all,through in-depth study of the relevant literature at home and abroad,this paper compares the status quo of the two in risk management research,combined with risk management theory,the project according to the life cycle is divided into three stages: Investment preparation stage,project construction stage,project management stage.According to the situation of each stage,the risk factors are identified,the risk assessment system is established by using the expert investigation method,the expert opinions and scores are collected by using the fuzzy analysis method,and the judgment matrix is constructed accordingly,the weight and membership scores of risk factors at different levels are obtained,and the comprehensive risk membership matrix is calculated,and the risk level corresponding to the largest element in the matrix is the corresponding risk level of the project Risk level.Combined with the 14 key risk factors of H real estate development project,the corresponding measures are formulated.Through efficient management and risk control,the actual project inspection has achieved good results,effectively reducing the risk of real estate enterprises,providing reference for the follow-up development of the project and other similar projects.Furthermore,it provides a certain guarantee for the healthy development of the real estate industry.
