With the accelerating urbanization process and the rapid development of urban construction and economy,the traditional urban center of the old city began to change from a single to multi-center development of the city.The aging problem of the old city has become increasingly prominent,and the old city has become After the development of urban economy,the infrastructure,old layout and living environment of the old city began to show problems such as the current life and economic level.The old city reconstruction project came into being in the process.The largest part of the old city renovation project is the residential project.The government usually entrusts these projects to real estate developers.The real estate residential development projects in the old city transformation have a long development cycle and large investment compared with the general real estate development projects.The construction process has many uncertain factors and high risk characteristics.Therefore,this paper attempts to study the risk management of the old city transformation real estate development project from the perspective of real estate developers.It is hoped that by using risk control methods and means,The real estate residential project in the old city transformation provides countermeasures and suggestions for risk response,minimizes the risk of the entire construction process,and hopes to provide decision-making ideas for real estate developers in risk management.Based on the analysis of the status quo of the risk management of the old city reconstruction and the old city transformation real estate residential development project,this paper puts forward the problem that the risk management system is not perfect in the old city transformation real estate residential development project.Research on risk management of urban real estate development projects.The main method to be adopted is to establish a risk assessment model for the real estate residential development project in the old city.Through the literature research and expert interviews,the risk index system of the old city transformation real estate residential project is constructed and selected after comparing the commonly used risk assessment methods.The analytic hierarchy process is used to assign weights to the first-level indicators and the second-level indicators in the risk index system.On the basis of selecting the weights of the indicators by the analytic hierarchy process,the fuzzy comprehensive evaluation method is used to fuzzyly evaluate the membership degree of each index.The degree of membership determines the risk of each indicator.Finally,through the LZ YJ Old City Reconstruction Project,an empirical analysis of the risk assessment model of the proposed real estate residential development project in the old city was carried out.Through the fuzzy comprehensive evaluation,the risk level of the project was "small risk" and targeted for each The level indicator proposes a countermeasure against risk.This paper provides a practical way for real estate enterprises to implement risk management in the transformation of old city projects,and also provides a new direction for improving the risk management system in the real estate residential development projects of the old city.
