At present,with the state's macro-control of the real estate industry,political,economic,social and industrial policies have undergone tremendous changes.The risk of the real estate industry is highlighted.Therefore,in this environment,the real estate industry how to do a good job of its own project risk management,improve the effectiveness of its own project risk management is the current major real estate enterprises continue to face the problem.In this paper,HD Company HDC project case,through literature review,case analysis,using risk identification theory,risk control theory,internal control theory to study the HDC project risk management.This paper analyzes the policy environment risk,regional location risk,investment decision risk and operation management risk of HDC project,and concludes that the current HDC project risk is intermediate according to the subjective scoring method.At present,the main problems of HDC project risk management are the lag of risk management consciousness,the lack of risk control mechanism,the lag of risk early warning procedure in business development,and the lack of consistency of risk supervision and evaluation procedure.The main reasons are that the project risk management process is unreasonable,too dependent on the independent judgment of the business team in the risk early warning,the project risk management system is imperfect,the talent reserve is insufficient,and the lack of internal audit department.Therefore,the author believes that HD real estate company must strengthen its project risk management at present,so it must do the following:first,establish project risk management organization,strengthen the introduction and training of professional and technical personnel,improve the incentive mechanism of project risk management;second,establish risk management working mechanism,establish professional team to study the relevant policies of local government,and strengthen the stage of project research and judgment The third is to strengthen the awareness of risk management and improve the quality of personnel;the fourth is to build a risk early warning system;the fifth is to establish an internal audit department.Taking the risk management of HDC project as an example,this paper finds that in order to effectively manage the project risk,it is necessary to manage the whole life cycle of the project,do a good job in risk management before and after investment,constantly improve the management organization and working mechanism of project risk management,and improve the quality and consciousness of project managers,which will improve the management performance of the whole project And the public image of the project is of great significance.
