In the overall development and operation of real estate projects,project cost control plays a more and more important role.With the whole process of the project,cost control is an important part of enterprise management.In recent years,with the further strengthening of China's macro-control and the increasingly fierce competition in the real estate market,the space for real estate prices to rise is limited,while the development cost is getting higher and higher,which leads to a significant reduction in the profit space of enterprises.Therefore,strengthening the cost control of real estate development projects and constantly reducing the cost become an important way to increase the economic benefits and improve the competitiveness of real estate development enterprises.This paper takes m project of X company as the research object,based on the theory of project cost control,systematically combs the current situation of M project cost management and cost control.Through the interview and field investigation of the executors of the internal and cost related departments of the project,this paper finds out and analyzes the problems existing in the cost control of M project in each stage of the project construction life cycle-Planning and design stage,bidding stage,construction stage and settlement stage.Combined with the earned value method,this paper analyzes the budget cost and the actual cost of the project 12 weeks after the start of the project,and calculates that there are some problems in the 12 weeks after the start of the M project,such as the low performance of the project cost,the lag of the construction period,and the actual cost is greater than the target cost.Through in-depth analysis,summarized the M project cost control problems and causes.And then combined with each aspect of the problem to explore targeted cost control improvement measures.After communicating and discussing with the leader in charge of X company and the person in charge of each department of M project,the proposed improvement measures shall be implemented in the process of project development and construction.Through the evaluation of the cost control improvement effect in the mid-term construction of M project,it is found that the cost of M project in the mid-term construction has been effectively controlled by implementing the cost improvement measures proposed in this paper.It is hoped that this study can make m project more effectively control the cost in the construction after the mid-term,at the same time,it can also provide reference and reference for the cost control of other projects of X company,help X company effectively control the project development cost,improve the profitability of the enterprise,and promote the enterprise to become bigger and stronger.
