Since the reform and opening up,China's social and economic development has been rapid,and the real estate industry in China developed rapidly in the 1990s.At present,the real estate industry has become one of the most important industries in our national economy.In addition,the real estate industry has a strong correlation with many industries,such as construction,steel,machinery and so on.Its huge influence makes the development of real estate always affect the national livelihood and the development path of the national economy.However,the real estate industry in China started a little late,its foundation is still unstable,and its standardization level is not high.As a capital-intensive industry,real estate enterprises have the characteristics of huge investment amount,long investment cycle and high risk.In addition,the state is constantly strengthening the adjustment and control of the real estate market,which also exacerbates the financial risk of the real estate industry.How to deal with various financial risks and take appropriate preventive measures has become a problem to be solved in the current situation of real estate enterprises.Taking A Real Estate Company as a specific case,this paper discusses its financial risk control,systematically reviews the relevant research literature at home and abroad by using the method of combining theory with case study,summarizes the research results of predecessors on the identification and prevention of financial risk,and on this basis,studies the identification and prevention of financial risk of A Real Estate Company.As the key research object of this paper,the author makes an in-depth analysis of the financial situation and operation mode of A Real Estate Company.Firstly,it introduces the overall financial situation and operation development of A Real Estate Company,and then makes a comprehensive analysis of the status quo of A Company's financial risk evaluation from four dimensions of financing,investment,operation and income distribution by means of financial index analysis.Then using the efficiency coefficient method,combining with the characteristics of A company's industry and 13 indicators of four dimensions which are more important to the company,a new financial risk evaluation system is designed.According to the financial data of A real estate company in 201 7,the financial risk is evaluated concretely,and a comprehensive warning conclusion is drawn.Combining with the comprehensive analysis of these two methods,this paper finds that A real estate company has greater risks in financing and profit.By analyzing the internal causes of each risk,this paper puts forward corresponding countermeasures from financing,investment and operation.It is believed that it can help A real estate company to improve its financial risk control ability and prevent finance to a certain extent.At the same time,we hope to provide some reference for other companies in the same industry.
