After the Reform and opening-up in 1978,the national economy of our country has begun to develop rapidly,and created many world-viewing miracles in the 40 years.The real estate industry took the express train of China's development in a timely manner and achieved rapid expansion from scale to production and sales in the 40 years since the reform and opening up.The traditional operating model of real estate companies in China is a heavy asset operating model,in this mode of operation,real estate companies need to invest a lot of money to support the entire process of real estate development projects.This model has created huge profits for real estate companies in the past with a rapid increase in the value of land and real estate.However,in today's changing market environment,real estate companies under the traditional heavy asset operating model face many problems.More and more real estate companies have continued to explore after learning the experience of foreign asset-light operation models,and have realized a shift from a heavy asset to an asset-light operation model.Through analysis,this paper finds that today's real estate companies are faced with operational challenges in terms of tightening macroeconomic policies,increasing operational difficulty,and reducing prosperity.Selecting Wanda Commercial Real Estate Co.Ltd.,a large-scale real estate industry with a relatively thorough transition to the light asset operating model,as a sample company,using case analysis,comparative analysis and literature analysis in research through the study,has discovered that Wanda's business has experienced problems such as weakened competitive advantages,increased operating pressure,and bottlenecks in profit growth under asset-heavy operation mode,and then transitioned to a light asset operating model,and analyzed thespecific implementation content of Wanda's commercial asset-light operation mode from the perspective of its light asset operation foundation and implementation strategy.At the same time,combined with Wanda Commercial's annual financial report,analyzed the effects of the asset-light mode,and found that Wanda's business profitability,development ability,and long-term debt repayment ability have all been significantly improved,which concludes that the asset-light operation model will optimize the operating conditions of the company.This study can provide new ideas for the development of real estate companies in China and promote the healthy and orderly development of the real estate industry.
