| In recent years,the competition in the real estate market has become increasingly fierce.With the strengthening of market integration and market concentration,cooperation projects are more and more common in the market.In the process of project bidding and tendering,there are various conflicts,which directly affect the success or failure of cooperative projects.Bidding research is the focus of all kinds of cooperative projects.The conflict analysis of real estate bidding is a necessary point in cooperative project management,in which the primary focus is to identify the conflict factors and analyze their structure.Through a large number of literature reading at home and abroad,it is found that a large number of studies have been carried out in the field of conflict management of enterprise cooperative projects,but few literatures have studied the conflict influencing factors in the bidding of real estate enterprises,and there is no in-depth study on the structure between factors.Based on the theories of real estate bidding,cooperative projects and conflict management,this paper analyzes the characteristics of cooperative projects bidding,classifies the conflict factors,summarizes the characteristics of cooperative projects bidding and common projects bidding,and expounds relevant contents of conflict management.On the basis of literature review and expert interviews,a total of 17 real estate conflict factors were identified.According to the opinions of experts,the 17 conflict factors were divided into four categories: human factor,enterprise culture,project factor and external environment factor.On this basis,the corresponding questionnaire was designed according to the obtained conflict influencing factors,and the reliability and validity of the collected data were analyzed through SPSS,and the rationality and reliability of the corresponding data were tested.On the basis of defining the concept of structural equation,this paper analyzes its advantages and introduces the process of modeling analysis.The confirmatory factor analysis and high-order confirmatory factor analysis in structural equation are selected as the analysis model of this paper.The model results are obtained by evaluating and modifying the model.Based on the results of structural equation model,the relationship among human factors,corporate culture,project factors and external environment factors is obtained.The impact index of the conflict on the recruitment of cooperative projects and the key influencing factors are identified as the project communication mode,the overall project goal,the project management and control mode and the role difference of the project management and control thinking.According to the relationship between state-owned enterprises and private enterprises,the relationship between projects with high degree of cooperation satisfaction and projects with low degree of cooperation satisfaction is analyzed and compared by structural equation factor analysis.Finally,a case control verification study is carried out on the TianFu MeiLiHui project in Chengdu.Based on the research results of this paper,the factor structure of bidding for real estate cooperation projects is systematically summarized,and such research and analysis are supplemented.Relevant Suggestions on optimizing bidding and avoiding conflicts are put forward for both sides of real estate cooperation projects,and the limitations and research prospect of this paper are elaborated. |
