With the rapid development of market economy in China,the real estate industry is showing rapid development.However,with the changes in industry characteristics,a series of macro-control of the state and the increasingly fierce competition among enterprises,the real estate industry has also entered the era of stocks in recent years.The drawbacks of the traditional heavy asset operation model which the real estate enterprises relied on bank loans as financing channels for self-investment,self-construction and self-management are becoming more and more obvious,making it difficult for real estate companies to gain competitive advantage and achieve their owe development in this context.Therefore,how to seek the innovation of the operation mode and realize the new profit mode based on its own advantages has become the top priority of real estate enterprises.This paper selects Wanda Commercial Real Estate which has been transformed from light asset operation in 2015 as a research object.The existing public data,main financial data and key indicators are being used to study the financial performance under light asset-light operation.First,through the combination of review and case study,this paper have summarized the status quo of domestic and foreign research on light asset operation,and expounded the connotation and characteristics of light assets based on relevant theoretical knowledge;Then,the financial management of light assets operation have been analyzed.The impact of financial performance was followed by a brief introduction to the relevant background of Wanda Commercial Real Estate and the necessity of Wanda Commercial Real Estate for light asset operation was analyzed.The contents ofWanda Commercial Real Estate Light Assets Operation were summarized.The changes in financial performance indicators before and after the operation of the assets were analyzed.Finally,suggestions were made on the problems existing in the operation of Wanda Commercial Real Estate Light Assets.The study found that Wanda Commercial Real Estate not only integrated the organizational structure,innovated the financing model,improved the management capabilities,but also built a technology application platform and created a brand operation model to provide a better strategic transformation of Wanda Commercial Real Estate's light assets.The guarantee has a certain positive significance to its financial performance.This paper not only quantitatively evaluates the light asset operation from the point of view of finance,but also makes up for the lack of qualitative research by scholars before,and uses the more scientific comparative analysis method to compare and analyze the relevant financial indicators of different real estate enterprises,making it easier to find out the reasons for the changes in financial performance caused by light asset operations,and the recommendations are more targeted.
