In recent years,with the deepening of national industrial restructuring and innovation-driven development strategy,as an important fulcrum to promote technological innovation and promote regional economic development,a number of science and technology parks are also rapidly rising and developing.The development of science and technology parks is inseparable from enterprises stationed in the park.In order to form an ideal park ecology and cultivate competitive industrial clusters,we must integrate Park resources,build a perfect Park Service system,and attract superior enterprises to settle in.As the most basic part of the service system,high quality property service is the prerequisite to attract enterprises to settle in and ensure the daily operation of the park.The purpose of this paper is to apply QFD and related theoretical analysis tools to the management of property services in science and technology parks,to construct a service quality improvement model,and on this basis to form a science and Technology Park property services improvement strategy.Firstly,based on the theory of service quality,quality function deployment(QFD)on the improvement of service quality and property service quality,this paper puts forward the idea of applying QFD method to the study of property service quality in science and technology park.Then it introduces the actual situation of N Science and Technology Park,including the scale of the park,personnel composition,service status,service evaluation in the past three years,summarizes the disadvantages of existing service quality improvement methods,and then proposes that the problem to be solved in this paper is to select the key factors affecting service quality from the complex customer service demands.In the case of limited resources to improve the quality of property services targeted to enhance the park's satisfaction with property services.The following research is based on the SERVQUAL scale theory,through literature research,satisfaction survey,interviews and research methods to confirm the service demand elements,the establishment of customer demand index system;then quantitative analysis of the use of analytic hierarchy process,the importance of demand elements sorting,and finally the key elements of demand and clothing.Matching business elements to build a relationship matrix,and then clear the key service elements of follow-up quality improvement,and finally summarized the improvement direction and specific measures of Park Property services.In this paper,QFD and related theoretical analysis tools are applied to the management of property services in science and technology parks,and the service quality improvement model is constructed with the example of N science and technology parks.On the one hand,this paper enriches the application of QFD and related theoretical models in the field of property services,and optimizes the management system of property services in science and technology park.On the other hand,from the case of N Science and Technology Park to explore the optimization strategy of similar science and Technology Park Property services,as a model that can be popularized and operable,but also very practical significance.
