With the prosperity of national economy and the acceleration of urbanization,Real estate economy has become the pillar of local economy.Moreover,the improvement of living standards objectively increases the actual demand of urban population for high-quality residential areas.Against this background,China Resources Land Co.,Ltd.Xiaojingwan project started construction.The construction of this project can not only meet the needs of local residents' living and investment.At the same time,it is also conducive to accelerating the construction of local urbanization and stimulating local GDP.However,Judging from the completion of the first and second phases of the Xiaojingwan Project,The delay of construction time is serious.As a result,it is difficult for China Resources Land Co.,Ltd.to realize the return of funds on time.Then it affects the development of later projects.It has brought serious economic and reputation losses to the company.Therefore,The schedule management of the Xiaojingwan project of China Resources Land Co.,Ltd is the most important part of the whole project management.In this paper,the project management theory,project progress management theory and project progress control theory are analyzed and elaborated,the network plan and critical path method and other project progress management methods are analyzed and summarized,and the theoretical basis for the optimization of project progress management of China Resources Land Co.,Ltd is formed.In view of the progress management of the third phase residential project of Xiaojingwan project,which is expected to start by the end of 2018,China Resources Land Co.,Ltd.carries on the optimization research.Firstly,aiming at the problem of schedule delay of Xiaojingwan project of China Resources Land Co.,Ltd.through consulting the records of the delay during the first and second phases of the project as well as the corresponding reasons analysis reports and interviews with project managers,it is found that the main reason for schedule delay of Xiaojingwan project is that project managers neglect schedule management and project schedule is not scientific.The backward means of project progress control,insufficient internal supervision and unobstructed internal information transmission channels are the causes.Then,aiming at the third residential project which is expected to start next year,this paper puts forward the optimization objectives,principles and ideas of schedule management,and puts forward the optimization strategies of schedule management from four aspects: the optimization of project schedule,strengthening the means of project schedule control,strengthening the internal supervision of the project and strengthening the internal communication of the project.Finally,in order to ensure the landing of optimization strategy and achieve the desired results,this paper puts forward safeguard measures from four aspects: organizational measures,management measures,economic measures and technical measures.According to the optimization measures mentioned in this paper,under the premise that the safeguard measures are in place,the third phase of Xiaojingwan project can be expected to be completed 66 days ahead of schedule.In the process of optimizing the project schedule management of China Resources Land Co.,Ltd.a set of practical optimization methods and guarantee system of the project schedule are found out.This is the key to solve the problem of the delay of the project schedule of Xiaojingwan Project of China Resources Land Co.,Ltd.It also has a certain reference function for the schedule management of other similar projects of the company.
