With the saturation of the real estate industry and the rational return of project efficiency,enterprises should learn to survive and develop in the limited market space.The national regulation of the real estate industry and the introduction of various policies have brought great challenges to real estate enterprises.It is an inevitable choice for real estate enterprises to ensure the increase of assets,break through development barriers and carry out self-innovation under the current tightening policy background.Enterprise profit is the difference between sales revenue and project development cost,so only by increasing revenue and reducing cost input can enterprise profit be guaranteed.At present,the country adopts a variety of policy means to control the housing price,so the real estate enterprise control and reduce the project cost cost input become the only way to protect the enterprise profit,cost control can help enterprises to alleviate financial pressure,for enterprises to break through the development barriers to lay a good foundation.At the same time,a series of policies issued by the state to curb the excessively rapid growth of housing prices have brought a lot of adverse factors to the real estate enterprises,and most of the developers are facing financial constraints.In this context,the whole process of development project cost control is particularly critical.Based on SD real estate development company of A project as an example,put forward in this paper,we study the background and significance,and research status at home and abroad,adopts the method of combining literature,case,observational study to establish research ideas and research framework,the introduction of A comprehensive cost management theory and system control,quota control,the index control method,from the aspects of the whole process of project development,full,full participation.By analyzing the control environment of SD company,it is found that its control concept is relatively backward,its organizational structure is not perfect,its cost control system is not perfect,and it lacks project cost assessment mechanism.The analysis of various stages of the SD company's A project revealed many problems.In view of these problems,this paper puts forward some management improvement Suggestions for the project cost control of SD real estate company:Adhere to the five principles of cost control;Improve the project cost control environment,that is,to cultivate the concept of target cost,improve the cost control mechanism,set up a cost management department;Perfecting cost control system and establishing cost control assessment mechanism;Put forward Suggestions for cost control improvement in each stage of SD company's project development:(1)pay attention to the design of feasibility study in the early decision-making stage of the project,grasp the profit space of the project,and ensure the smooth development of the project in the later stage;Strengthen project investment estimation to ensure the company to grasp investment opportunities and carry out project investment smoothly.(2)in the stage of land acquisition,important nodes and detailed methods in the process of land acquisition,auction and listing should be understood,and the land plan should be controlled as much as possible.(3)in the planning and design stage,the qualification screening,review and follow-up management of design units shall be strictly carried out,and the best design scheme shall be selected through demonstration and review of drawings.(4)in the stage of bidding and tendering,establish a variety of bidding methods and select a good construction team;Establish bidding evaluation system to ensure the rationality of quotation;Strictly control contract signing,improve the detailed terms of the contract,from the source of cost control.(5)strengthen contract management,implement dynamic cost management,and strictly control on-site visa and design change during project construction.(6)in the decision-making stage of project completion,the final account for completion shall be made in time,and the construction unit shall be urged to prepare relevant materials for completion.(7)in the project sales phase,establish marketing incentives to motivate sales personnel to timely collect sales funds and reduce financial and financing costs.Based on SD A real estate development company in different stages of the project cost control is analyzed and the research,hope to establish A set of suitable for SD company cost control management system,not only can promote the development of cost control research,and by exploring and integrate enterprise resources,enhance enterprise competitiveness,driving the development of enterprises break through the existing barriers to achieve high quality.
