Since the real estate monetization reform after 1998,the development of the real estate market has made tremendous contributions to the development of China's economy,and established the main tone of the housing policy of “private privatization and self-owned housing” in China.The urban economy is highly developed and the ability to integrate industries has increased,attracting a large number of immigrants to the cities,and housing demand is increasing at the same time.At this stage,the scale of housing demand continues to expand,the price of home purchases continues to rise.The desire of most middle-and-low income groups to purchase houses in cities cannot be realized.So they can only rely on rented houses to solve the problem of housing,and then the housing rental market is generated.China's housing leasing market has always been on the edge of the real estate market and is not valued.The development level of the housing leasing market lags far behind the housing sales market.Due to the imperfect development of the housing rental market,which affects the living environment of the tenants,the group of tenants prefers to carry huge mortgages and stay away from renting,which leads to residents falling into the embarrassing situation of not being able to afford a house or renting a house.The housing problem of residents has become increasingly prominent and has become an important contradiction in the current stage of social and economic development.Therefore,it fosters and guides the development of the housing leasing market,regulates the imbalance of purchase and leasing in the urban real estate market,improves and perfects the housing leasing market,corrects the shortcomings arising from the free development of the market,and enables the housing leasing market to operate in a regulated manner.With the advent of the new era,the Chinese Communist Party regards the interests of the people as the highest value pursuit.The firm goal of our party is the people's longing for a better life.The basic strategy for the persistence and development of the new era is to stick to the people as the center.Although Beijing's housing rental market has developed to a certain extent,there are still problems such as the irregular practice of intermediary practitioners and the imperfect management system of the housing rental market itself,which affects thehealthy development of the social economy and the happiness index of the people.In the context of supply-side structural reform,the strategic development direction of the 19 th National Congress on the real estate market,and the implementation of the system of “rental purchase and purchase,rent and sale”,this paper analyzes the market development status by investigating the market entities of Beijing housing leasing,By analyzing the status quo to understand the problems and causes of the housing leasing market in Beijing,and propose countermeasures and suggestions for improving and developing the housing leasing market.
