The last four decades of opening and reform policy has witness a rapid rise of China.As a result,the urbanization of China has improved a lot;the level of housing in china has increased gradually.However,new housing problems and challenges are facing China.Especially for Nanjing,a typical city which owns a significant proportion of immigrants.The soaring housing price made many people astonished.Nevertheless,renting a housing becomes an important approach to settling in a city.But the long-term development gradually marginalized the rental housing market,how to boost the rental housing market is a major problem facing Nanjing.This thesis uses two research methods: qualitative research and quantitative research.It study from two perspectives: macro perspective and micro perspective in order to find the measures to boost the rental housing market.Firstly,this thesis uses the qualitative method and study from a macro perspective to analyze and comparing the developing experience in rental housing marketing of two typical countries.Then this research finds that Germany and Singapore basically represent two different development modes.Germany is a country relying on renting housing which people form Singapore prefer to own a house.But both the two solve the housing problem for most of their citizens.Moreover,both the two have a sound rental housing system and a healthy marketing order.As for China or the city of Nanjing,the most important thing is to build a rental housing legal system and a good atmosphere of this market.Then,this thesis study from a micro perspective via the empirical research to find the problems in Nanjing rental housing market,For the research on tenant,this research mainly emphasize their living experience(whether to continuing renting)and uses SPSS to analyze the data collected to find major factors influencing the tenant's living experience.The resultshows that domicile,age significantly influence tenants' living experience.Besides,close to metro station,size of public space of room,quality of refurbishment,soundness of surrounding facilities and quality of room all have a huge impact on tenants' living experience.And whether the room rented separately,housing rent,the flexibility of payment,landlord,middle agency and government also affect tenants' living experience significantly.For the research on landlords,this research mainly emphasize their worries and suggestions through face-to-face interview.Besides,this paper also investigated the rental public housing market to find the problems facing this particular market.The empirical part of this research finds the following problem faced with Nanjing rental housing market.Firstly,an unsound law and regulation system.Secondly,a low level of public rental housing.Thirdly,a weak willingness of renting.Fourthly,the size and level of rental housing supply is small.Fifthly,an unsound supporting system.Finally,according to the problem found through empirical research,this thesis comes up with the following measures.Firstly,establishing an uniform rental housing market.Secondly,establishing an sound rental housing law and regulation system.Thirdly,advocate the living idea of selling and renting a house.Fourthly,increasing supply via more measures.Fifthly,propelling the development of rental housing supporting system.
