| Commercial real estate projects have the characteristics of investment,high risk,long operation and management cycle,most of its development is based on the heavy assets of the Hong Kong model,this model of commercial real estate business mainly depends on the bank,and its own funds more precipitation in the project,resulting in funding bottlenecks of commercial real estate business.When the monetary policy is tight,bank credit constraints are strengthen,commercial real estate companies will face more and more severe financing pressure.At the same time,heavy asset operations are often financed by asset size,and light asset operations will be light assets,relying on non-asset-based advantages to profit,light asset operations are often able to achieve a higher return comparing to heavy asset operations.This paper analyzes the advantages,the realization of conditions and ways of commercial real estate light asset operation,and it is believed that the cooperation between commercial real estate enterprises and investment institutions is an effective way to realize the operation of commercial real estate light assets.Research on the cooperative operation between commercial real estate enterprises and investment institutions and the operation level of light assets of commercial real estate projects.First of all,this paper establishes the framework of cooperative system between commercial real estate enterprises and investment institutions,and analyzes the cooperative behavior between both sides.Through the evolutionary game model of constructing commercial real estate enterprises and investment institutions,the evolutionary stability strategies of the two sides are analyzed to determine theparameters that affect the stability of the system.Secondly,after the two sides have achieved cooperation,the commercial real estate project light asset operation level directly determines the performance of bilateral cooperation.To determine the key influencing factors of the light asset mode between commercial real estate enterprises and investment institutions through the data collection under the mode of light assets,and constructs the evaluation index system of light asset operation level of commercial real estate project and makes an empirical analysis.Finally,according to the research results,the countermeasures and suggestions on the operation of commercial real estate light assets are put forward from six aspects: information communication,external environment,income distribution mechanism,exit mechanism,diversification of financing channels and knowledge sharing.Through the above study about the commercial real estate enterprises and investment institutions,to provide realistic guidance for the operation of light assets of commercial real estate projects,and to provide reference for further improving and promoting the ways of commercial real estate enterprises and investment institutions. |
