Research On Supplier Performance Evaluation Of Real Estate Company

The real estate industry is one of the important pillar industries of our national economy and plays an important role in promoting the development of our economy.The development of real estate industry is also constantly improving people’s living environment,improving people’s quality of life.At the same time,with the introduction of policies such as the “Three red lines”and “No speculation in housing”in the real estate industry,the real estate industry has completely entered a cold winter,financing has become more difficult,and sales have dropped sharply,this also makes the original fine management of real estate enterprises more attention to their own management and operating capacity.As the mother of all trades,the upstream and downstream of real estate enterprises are even more involved.How to maintain long-term healthy and sustainable development under the severe policy background is the key point that every real estate enterprise urgently needs to pay attention to,this is also inseparable from the close cooperation of the support and cooperation of suppliers,so it is particularly important to build a reasonable and comprehensive supplier performance evaluation system.At present,the performance evaluation of the real estate company is not perfect.Therefore,this paper makes an in-depth study on the evaluation index and method of the real estate company’s supplier,in order to help the real estate company’s fine development.This study through the existing literature analysis and summary of real estate industry-related practitioners questionnaire survey,and the identification and classification of indicators through exploratory factor analysis and the expert interview,this study finally obtains 4 categories and 21 evaluation indicators.Then,the TOPSIS Model Based on intuitionistic fuzzy set entropy weight is used to determine the weight of indicators at all levels,and the decision-making process is realized through intuitionistic fuzzy set and TOPSIS.Finally,the data during the performance evaluation of SC real estate company’s heat preservation suppliers in the first quarter of 2021 in the second quarter are selected for empirical analysis.The case is based on the scoring of 6 suppliers by experts and the calculation of intuitionistic fuzzy set definition,The entropy weight method is used to determine the weight of indicators at all levels,and constantly update the data of various suppliers.Through a series of calculation and the application of the model,the relative fit degree with the positive ideal scheme is transformed,and the priority of each supplier is shown in the form of concrete numerical value,having conducted a relatively accurate and comprehensive evaluation of the suppliers in an objective and fair manner,in order to make an objective and reasonable evaluation of the suppliers in compliance with the contract,and to provide a reference basis for the selection and number of tenders invited for subsequent projects,in order to form a dynamic good closed-loop,to meet the Real Estate Company related practitioners of supplier management.This research is based on the evaluation and analysis of the performance of the suppliers from the perspective of the relevant practitioners of the real estate companies,which lays a foundation for the long-term development of many real estate companies.
