The rapid development of China's economy and the accelerating urbanization process have led to an ever-expanding urban area,and the urban population and the number of residents' car ownership have increased sharply.This has made urban traffic congestion more and more serious,and urban environmental pollution problems have become increasingly prominent.The problem of road traffic congestion also restricts the health and sustainable development of the urban economy to a certain extent.To solve the traffic and environmental problems brought about by the rapid development of the city,the urban rail transit mode of “environmentally friendly” is obtained by the government.Practice has proved that urban rail transit has played a prominent role in alleviating urban pollution,solving traffic congestion,driving land development,and promoting the perfection of urban supporting facilities in the surrounding areas.However,urban rail transit has very significant external benefits,and the resulting agglomeration effect will greatly change the phenomenon of excessive land use and spatial distribution in the process of urban development and expansion,resulting in an increase in the real estate value in the area around urban rail transit.Therefore,it is of great practical value to study and analyze the urban rail transit construction to increase the value of real estate in the surrounding areas,and to jointly arrange the property and land in the surrounding areas along the rail transit with real estate developers to promote the internalization of the external benefits of urban rail transit.Based on quasi-public goods and externality theory,location rent theory and housing stock-flow theory,this paper analyzes the impact of urban rail transit construction on residential prices in the surrounding areas,and analyzes urban orbits by using corridor effect theory and sub-market theory.Through the above analysis,it is known that the construction of urban rail transit mainly affects and enhances the residential price in the surrounding areas of the city by three aspects,namely,the improvement of urban value and urban land rent.The growth of these and the improvement of consumer expectations can be seen from these effects: the change in residential prices is characterized by the fact that the rail transit sites are far weaker and stronger and the different markets have different degrees of influence on the residential prices along the route.By analyzing and comparing the advantages and disadvantages of related research methods,this paper selects the characteristic price model method to analyze the change of residential price along the R1 line of Jinan Rail Transit,and establishes the characteristic price function of the construction of Jinan Rail Transit R1 line on the residential price along the line.The influence of the construction of Jinan Rail Transit Line R1 on the residential price along the line was studied.Based on this,the suggestions for residential development along the rail transit in Jinan City were given.
