| As the infrastructure of city, rail transit is playing an important role in the process of economic development, which can promote the regional economic development, improve the convenience of residents living and guide the sustainable development of city. At present, rail transit project has been operated in19city of our country. At the same time, the36cities are still investing heavily in the metro construction, so urban rail transit will develop rapidly.Firstly, the paper will focus researches of domestic and international rail transit on the surrounding property value and sum these results; Secondly, from the importance of rail transit point of view, analyzing the features and the role of urban rail transit, combining with the real estate market, obtaining many factors affecting the housing price, adopting AHP and the entropy weight method and assessing the influencing factors of housing prices. It will elaborate the important influence of urban rail transit on the line of housing prices from the weight point. Finally, the paper will take Dalian subway line1as an example, select64new residential projects as sample in which influence sphere, and analyze the value-added effect of urban rail transit on the line of housing price through building hedonic price model.Through example analysis, the result of research suggest that:Urban rail transit has already become the more important factor than most influence factors of housing price, which weight is11.54%; The overall value-added effect of Dalian subway line1on the line of housing is6.3%, but which isn’t fixed number actually, because value-added effect of housing price is not that houses are away from rail transit station closer, rail transit impact on prices is more significant, which is manifested in the distance from the subway stations in the range of0.8～1.5km, value-added of rail transit effect on the line housing prices is largest, which is12.6%; The research show that value-added effect of Dalian subway line1on the housing prices has different results according to different distance that the housing is away from the CBD, and the farther distance downtown, the extent of impact is greater.Therefore, it is very important to reasonable planning and development of urban rail transit, and playing an important role in promoting the development of regional economy. |
