People’s daily traffic mode in recent years, with the development of society and economy in previous years there have been significant changes, the private car travel becomes very common, along with the pace of urbanization, has bred out of the traffic congestion problem, for this problem, effective solution is to promote the construction of urban public transport system. The urban rail transit as an important part of urban public transport system, with high effect, safe and comfortable, large capacity and so on, can effectively ease the city’s traffic congestion problems. At the same time, urban rail transit can produce strong external effect, to promote along the region’s economic development and guide the urban layout of the development has an important role. Because of the existence of the external effect of urban rail transit, it can promote the value of real estate along the path of ascension, the formation of its external value added benefits. On the other hand, the construction of urban rail transport requires a huge cost of investment, but also the late operating costs are very high, which will allow the government finances under great pressure. Therefore, urban rail transit project formation of value-added benefits should be reasonable distribution, which is beneficial to all parties, especially of project investment in the construction of the subject, so that is very necessary to evaluate its value-added benefit reasonably. This paper is based on the design of research topic.The research content of this paper includes theoretical part and empirical research part, the latter is the core content of this paper. Are summarized firstly in this paper summarizes the research situation at home and abroad, then summarizes and analyzes the related theory of urban rail transportation and real estate prices, detailed analysis was carried out on the price of real estate and influence factors of urban rail transit on the price of real estate along effect principle, ran for the relevant model were analysis comparison to determine the the hedonic price model for the support of this research, basic form and use and test methods were summarized. Finally, taking the Chengdu Metro Line 4 as the research object, an empirical study is conducted. In this part, first of all through various channels to collect to plenty of along the line of the first phase of the project the residential sample data, and then determine the characteristic variables of the sample, of samples was calculated using different hedonic price model, merit based selection of the results of the study, and the research results are analyzed, on the basis of this, along the West on the 4th line, the second phase of the project were also related research, research results are obtained, and combined with the first phase of the project research results, the results are analyzed. After the completion of the influence of line 4 of residential prices along, its impact on the overall level of were analyzed, obtained the subway along the residential effect is stronger in suburban areas in the center of the city and in the close interval on housing prices overall have no influence on the conclusion, on the basis of this, this article proposed suggestions on the layout of the development of urban rail traffic is formed of value-added benefits return suggestions and the land along the route, hope to provide a reference for related parties.
