After more than 30 years of development,the growth of real estate industry in China slowly reduces.The real estate enters a new stage of development.Under the new circumstances of the global economic downturn,economic structure has been continuously upgraded.At the same time,lending policies have been gradually tightened,and macro-control policies of real estate have been deepened.Real estate in China has been using heavy asset operation mode.However,real estate companies are now facing many difficulties,such as market shrinking,costs rising and competition increasing.Under this background,many companies began to seek transformation.Asset-light operation mode provides a new idea for enterprises to optimize management.For real estate enterprises,whether asset-light operation mode can effectively help the enterprise's management and operation activities needs to be evaluated and analyzed.At present,as a typical enterprises using transformation of asset-light operation mode,Vanke can be a typical case for reference.To study this enterprise can help real estate enterprises to explore effective and feasible operation mode,and also can provide direction for the future development of the industry.Based on the present situation of real estate industry in our country,this paper analyzes the disadvantages of heavy asset operation mode and the trend of asset-light operation mode.Through the literature study of heavy asset operation mode and light asset operation mode,this paper discusses the meaning,classification,characteristics,advantages and disadvantages of these two operating modes.This paper also introduces the theory of asset-light operation mode,as well as summarizes operation mode of real estate light assets.On the basis of understanding the literature and summing up the theoretical knowledge,this paper studies Vanke to analyze its performance under the heavy asset operation mode and the causes and ways of transformation.This paper establishes index system to analyze effect.Use the financial index method and economic value added method to analyze the transformation effect of enterprises,and use the event research method to reflect the market performance of Vanke.By these methods,this paper evaluates the impact of transformation on Vanke,which reflects on the optimization of financing structure,income from transformation of business structure and quality of product and service.Finally,according to analysis above,it can lead to the conclusion that transformation of asset-light operation mode has indeed had a positive impact onVanke,indicating that the asset-light operation mode is suitable for the continuous development of the company.But the transformation still has some problems,which Vanke needs to pay attention.The conclusion shows that the transformation of this model needs to be gradually explored and innovated.This paper puts forward relevant countermeasures for Vanke to solve existing problems of this mode,and provides reference for other similar real estate enterprises that transform to the asset-light operation mode.
