Based on China's basic national conditions,tourism real estate market development is relatively backward,foreign timeshare resort hotels and other models have been carried out for many years,under the current national policy support,tourism real estate market has gradually become one of the hot spots in the current real estate industry.Macroscopically speaking,tourism real estate belongs to the vertical diversified market segmentation of the real estate market.With the support of the current national policy,tourism real estate develops rapidly and contributes greatly to the regional economy.However,we need to note that the domestic research on tourism real estate industry is relatively weak,and the risk research department of the whole industry.In the initial stage,especially for tourism real estate project risk management research.In the current primary stage of tourism real estate development,the analysis of tourism real estate project risk management needs to be placed on the construction unit first.This paper,from the perspective of the construction unit,selects the Fuyan Mountain Zhongtaicheng tourism real estate project as a case study,which has a strong practical significance.This paper chooses the Zhongtaicheng tourism real estate development project in Fuyan Mountain as the research object of project risk management,and analyzes the risk problems existing in the process of project operation and management,combining with the risk management theory,from the risk identification,risk assessment,risk response cycle.The section discusses,and introduces the PDCA dynamic cycle model theory,constructs a dynamic project risk monitoring system,for the current tourism real estate project risk management in China to provide a certain reference.Based on the questionnaire and other research methods,the main research contents are as follows:(1)Combining with the questionnaire method,this paper analyzes the current situation of risk management of Zhongtaicheng tourism real estate project in Fuyan Mountain.The questionnaire analysis shows that the risk management of Zhongtaicheng tourism real estate project in Fuyan Mountain does not attach importance to the overall risk management of the project,the effectiveness of project risk identification and evaluation is low,the method of project risk management is single and the effect is poor,and the risk management of the project is poor.The reasons for these problems are that the concept of project risk management lags behind,the dynamic project risk identification system is not built,the project risk assessment method lags behind the industry demand,and the project risk monitoring measures are insufficient.(2)Based on the analysis of the above problems,combined with the project riskmanagement theory and PDCA dynamic cycle model theory,the project risk management system is constructed,which is perfected from four aspects: risk identification,risk assessment,risk response and risk monitoring.Risk analysis link,adopt project decomposition method and expert assignment method to analyze the risk identification list of Zhongtaicheng project in Fuyan Mountain;risk assessment link,adopt AHP analysis method to analyze the weight data of Zhongtaicheng tourism real estate project in Fuyan Mountain;risk response link,put forward the main risk of Zhongtaicheng tourism real estate project in Fuyan Mountain.On this basis,PDCA dynamic cycle model is introduced to monitor and manage the project risk dynamically.
