Xi Jinping said,"the essence of Chinese dream is to achieve national prosperity and rejuvenation,the people's happiness."The report of the 19th National Congress of the Communist Party of China(CPC)also pointed out that the principal contradiction facing Chinese society in the new era is that between unbalanced and inadequate development and the people's ever-growing needs for a better life.Living comfortably is one of the most basic manifestations of people's happiness and needs for a better life.Since the Housing System Reform in 1998,the construction of commercial housing has been accelerating into the fast lane,so the severe shortage of residential apartments has been greatly alleviated.In 2018,the per capita floor space of urban residents has reached 36.9 square meters,and the dwelling condition and standard has obviously improved.Residents'demand for commercial residential apartments gradually turns to the quality of living.Therefore,it is necessary to conduct studies on how to improve the quality of commercial residential apartments.The thesis,based on Marx's Social Capital Reproduction Theory,the Principal Contradiction Transformation theory and Supply-side Reform Theory,aimed at identifying the existing problems of the commercial residential apartments in Xi'an and the corresponding causes to seek possible solutions to the problems.In the form of questionnaire survey and taking into account the weight of each index given by the experts,43 second-grade indexes included in six primary categories were investigated.The results show that:1)the building design,intelligent technical facilities,the adaptability of the design of residential buildings and apartments for the aging population are lagging behind social and technological development;2)the organization of cultural activities and the quality of property service in residential quarters and communities are barely satisfactory;3)the housing security system,the market order and the imbalance of housing-price-to-income ratio also have negative impact on the quality of commercial residential quality;4)there exist acute contradictions between the current situation of urban livability,public service facilities and residents' demand.The major causes of the problems are:1)the residential building construction criterions are not systematic;2)the comprehensiveness and integrity in planning urban residential areas is inadequate;3)the mechanism of market management and supervision is not perfect;4)the multi-channel housing supply system has not been fully formed;5)the livability in Xi'an improves slowly.Finally,several suggestions were put forward to improve the quality of commercial residential apartments,including updating the concept of architectural design,strengthening the construction of public service facilities,regulating the order of real estate market,improving the adaptability of facilities for aging population and the system of intelligent building equipment and management.
