As the becoming maturity of housing market and residents' pursuit for life quality, the competition of housing market is becoming more serious. Only estate enterprises who provide house which satisfy the residents can get sustainable development. So factors which influence residential satisfaction are becoming the focus which estate enterprises really care. On the other hand, housing has something to do with resident's personal life. Lower residential satisfaction is easily to trigger off dissatisfaction with society and suspecting the capability of government. It also can affect the harmony of the whole society. So improving residential satisfaction is one of the government's goals. The housing market in China has been in a new stage, and there are some new problems which prevent residential satisfaction from improving. For example, there is obvious difference in the residential condition of people in different social layers. In this context, researching the factors which influence residential satisfaction has very important academic meaning and practical meaning.This research chose housing market in Hang Zhou as the research object, and mainly solved tow questions. One of which is constructing housing quality model and to evaluate the influence of each factors on overall perceived quality, the other of which is establishing a more integrated model of residential satisfaction to investigate the interrelationship between perceived quality, customer value, perceived equity and residential satisfaction. Based on the data from 1000 questionnaires survey carried within the Hang Zhou city, this research uses SPSS and AMOS5.0 statistical software to test the hypotheses of the model.The main analyzing conclusions include: (1) architecture and design, living facilities, surrounding environment and residence managing service all have obvious influence on housing total perceived quality. Architecture and design has the greatest influence, the next is living facilities, and then residence managing service, the last is surrounding environment. (2) All hypotheses have been approved by data. Perceived quality, customer value and perceived equity have obvious influence on residential satisfaction. Among total effects of three cause variables to residential satisfaction, the greatest is perceived quality, and next is perceived equity, then customer value. (3) Medium and low income crowd is easily to feel inequity. We should pay more attention on housing problem of medium income crowd. To meet the need of medium and low income crowd, we should build up the house building model and consume model which is suitable for China, and increase the supply of medium-low price house and medium-small-sized unit type.The innovation of this paper is bring in the perceived equity to residential satisfaction research framework, which can revealed the relationship between residential satisfaction and other factors in deeper level. According to the research conclusions, this research provides three suggestions for enterprises and governments: (1) the real estate company should pay more attention on quality control, and improve residential satisfaction through higher total quality of the house. (2) Residence management company should enhance the management and adjust the service content according to customers' requests. (3) Government should guide estate enterprises to build house which is suitable for medium and low income crowd.Because of limited research ability and resources, this research has not analyzed and measured perceived equity thoroughly, which may have some impact on the result. In the subsequent research, we can analyze and measure perceived equity deeply and also can research residential satisfaction based on different kinds of crowd.
